Imagine yourself as a buyer. Stand outside your front door for five minutes and look around your door and entryway. What does this first up-close look at your home say to the buyer? Some common things that may need attention include the door, or trim that may need to be repainted, or a welcome mat that should be replaced, or the doorknob hardware may need to be replaced, or the house might need a power wash to remove the visible dirt and spider webs, or the doorbell may be broken, etc. Let me give you the most basic 4 things to fix on the outside of your Crested Butte home before showing.

- Curb appeal and walk-up appeal – I have had clients who walked up to a home and turned around saying: “If there is this much work needed on the exterior, I don’t even want to go inside”. Some things to look at: an old front door, wood siding or trim with chipped or pealing paint, stucco that has scars, no sidewalk, wooden steps that are old and wobbly, no landscaping, etc.
- Landscaping / Flowers – It is not necessary to start a major landscaping project. But if there are flowerbeds full of weeds, it can make a big difference to clean up the beds and replace rotten railroad ties and plant some colorful flowers. Also, have hanging plants or pots with flowers on the decks if possible (these require watering).
- Windows – Replace windows with broken seals, especially ones that are in main living area or that the buyer will be likely to look through. Metal frame windows were very inexpensive windows when the home was built and may have exceeded their useful life. If you have windows that no longer open or close tightly, you should look at replacing them.
- Deck Railings – If your deck railings were made out of 2x4s, or worse, solid plywood… you may just be a redneck (kidding). Look at replacing them with iron, heavy gauge wire, or cable. This can provide safety for toddlers and won’t obstruct the view looking through the railing.
