5 Most Important Things When Selling Your Crested Butte Home
Just like every home is unique – so are the desires of every Buyer and the motivations of every Seller. BUT, there are some common attributes I have found that affect the Crested Butte Real Estate Market. I have come up with the 5 most important things when selling your Crested Butte home. These attributes seem to be most desirable for buyers. It also affects the time a home will be on the market.
Top 5 Attributes For Your Crested Butte Home
1. Priced to the Crested Butte Real Estate Market
The Crested Butte Real Estate Market is shifting. Inventory levels continue to drop for quality single family homes below $1M as the bell curve shifts to the $1M – $1.5M range for most quality single family homes. For more information and to see the big picture and all the details get your copy of The Crested Butte Real Estate Market Report.
Many homes that are priced under $1M are ones that may need updated. Kitchens or baths are most likely where you are looking at doing those updates. The buyer then computes a couple hundred thousand to put into that home, possibly then bringing it up to the $1M range.
2. Quality Construction & Finishes
Curb appeal and the interior look of a Crested Butte Home is so important. If it’s not striking or if it’s old, it may sit for quite some time.
Some buyers may be eager to add their own ideas and it can be rewarding updating a home like this.
Buyers will look to see what the quality of construction is like for the home. Will there need to be a lot of work? Some old homes offer “surprises” when remodeling. And that’s not a good “surprise”.
3. The Layout
When searching for a Crested Butte home, the layout is an important attribute. Many buyers like the garage, main living area and master bedroom on the main level. 5 bedrooms is a good amount. The 5th bedroom is usually a “bonus” room and allows extra space for the kids to gather.
People who like to gather and interact enjoy a nice open floor plan in their main living area. An outdoor living space is also a perk for gathering and taking in the panoramic views.
4. Proximity To Amenities
Many buyers look to see how close the home is to amenities in Crested Butte. Yes, the home may have some amazing views, but is it close to walk to your favorite coffee place or to a certain river to fly fish?
Location is important. When looking in Crested Butte, proximity to skier access, trail access, river and fly fishing access, walk or biking to town or shopping may all be of interest. Some love to golf. Some buyers prefer views of a certain mountain and some want to be close to their friends or family that have a home there. It’s all preference. Everyone has different important attributes, but a specific location is what many look for.
5. Value Of The Crested Butte Home for Sale
Crested Butte offers many affordable and great valued homes. Value is determined by the items above, and the market, including the recent transactions, and the competing inventory – but really between a buyer and seller for each Crested Butte home sold.
Lots of buyers are looking to purchase a second-home and generate some rental income when they are not using their home. Doing this can help them justify the purchase. It can also help them cover their carrying costs and provide funds for future remodeling projects.
Example of value– The top price for a single family home sold in Crested Butte was a 7,000 sq. ft. ski-in/ski-out home in Mt. Crested Butte in the Prospect development. This home sold for $4.25M. It would have sold for $20M, YES, it would have sold for $20M+ in Vail, more in Aspen…
