AUGUST 2018 Crested Butte Real Estate Market Report – YTD through July 2018
Crested Butte Real Estate Market Remains Strong Summer Has Been Busy
It has been very busy this summer with visitors in Crested Butte and Elk Avenue. There is a direct correlation between Visitor Counts and Real Estate Activity. It has been nearly a decade since Summer Sales Tax Revenues and visitor counts have surpassed the Winter numbers. Crested Butte is not unique in this regard. With the terrible Red Tide and algae bloom in the Gulf of Mexico affecting the coastal towns of Alabama and Florida a segment of the beach vacationers and real estate buyers are wondering if the combo of the hurricane threat makes the mountains a better option.
The peak and where are we now?
Single Family Homes in Crested Butte and Mt. Crested Butte – The past 12 months we had 56 single family homes sold with an Average Price of $1.18M or $453 per sq. ft. and Median Sales Price of $1,032M or $434 per sq. ft. Compare that to the peak of the market in 2006 – 2007 we had 26 homes sold for Average Price point of $1.25M or $483 per sq. ft. and Median Sales price of $992,500 or $451 per sq. ft. Looking at Land Sales in Prospect and the current market over the past 12 months we see there have been 13 lots sold for an average of $436,0000. At the height of the market in the 2006 – 2007 timeframe we see 7 Lots sold with average sales price of $1.2M.
