Colorado COVID-19 Real Estate Restrictions – Currently the state of Colorado Health Order prohibits most real estate activity as “non-essential”.
Any “Marketing of Homes” that requires physically visiting the home is restricted. This includes Showings, Facetime Video Walk-throughs, Agent or Professional Photographer on site… and more. Most of the luxury homes in Crested Butte are Second Homes – and it would seem reasonable and “safe” to allow one person to enter a vacant home for any of the above activities, but these are restricted by the Colorado Health Order through the April 26th deadline. Hopefully these restrictions will be lifted. Obviously any home that is occupied by a seller or a renter presents more challenges and fear that someone could be transmitting the COVID-19 virus.

Crested Butte Properties That Are Under Contract and COVID-19
If a home is Under Contract then the restrictions are lifted and many activities are deemed to be “essential” to the property moving to Closing. Examples of this are Inspections, Appraisals, Buyer walk-throughs, real estate agents permitted to access the property. There have been some creative thoughts about how to allow a buyer to tour a home (a showing). Per the letter of the Health Order if a property is Under Contract – then the buyer can access the home. Hmmmm – so hypothetically if the Seller and Buyer agree to sign a Contract to Buy and Sell, and there is a clause added to the contract that says that prior to earnest money being delivered and title work started the buyer has the right to tour the property and terminate the Contract to Buy and Sell if for any reason they don’t like the home. The Buyer actually has this right in Colorado already – but this would be a scenario where both parties understand that this is the buyer’s first tour of the home.
Crested Butte Mud Season
Normally my wife Francene and I would be someplace on a beach in a warm climate. In fact this time of year Crested Butte is generally a ghost town as the schools are out for Spring Break, and after Winter, most people are seeking someplace warm with no snow! This time of the year is generally called “Mud Season” or the shoulder season because the snow is melting, the trails and dirt roads are muddy and we can still have wintery conditions through May (last year we got more snow in May than in March). Generally it is not a great time to be in Crested Butte. We can get great sunny warm days, and it makes the Summer arrival more exciting to see wildflowers starting to pop-up and trails dry out. Usually the Club at Crested Butte golf course opens in May – at first members only are allowed to walk the course, then as the course dries out, golf carts and public tee times are permitted.

With everything going on right now with COVID-19 and Mud Season there is very little real estate activity in Crested Butte. Hopefully we will see a successful recovery phase from this crazy virus, and visitors and second homeowners will arrive in the June timeframe as usual.
