Crested Butte Real Estate Market Remains Strong Winter Ski Season Prediction = Very Strong
Crested Butte will see Growth in Volume, Transactions, and Slight Increase in Price Points in 2019. The most common question is “How is the Crested Butte Real Estate Market?” and that answer is very good in most Crested Butte areas and price ranges. 2018 Results show the transactions are up but volume is slightly behind 2017. The Avg. Sold prices are down for Single Family and Luxury Single Family Homes in all price categories.

There have been nearly double the number of single family homes sold between $1.5M and $2M in 2018 compared with 2017. But there have been only half the number of homes sold above $2M compared to 2017.
How Will VAIL Affect The Crested Butte Real Estate Market?
This answer includes more uncertainty, and requires more speculation.
Like two old men pontificating about which football team will make it into the National Championship next year – we don’t know what we don’t know. Nobody knows.
We do know that Vail pre-sells Epic Passes to skiers all over the world – and many from the front-range of Colorado. These Epic Pass holders now have the choice to also come to Crested Butte! But, they have also have 11 other Mountain Ski Resorts to choose from. The days of booking a ski vacation months in advance are gone.
The Ski Industry and Crested Butte flight and hotel bookings shows us that more often skiers are choosing their destinations based on snow. Snowpack, Powder, New Snow, Deep Snow. Most Epic pass holders are experienced skiers and so having lots of lifts open and terrain to ski is key to their choice to come to Crested Butte.
Connecting the Dots – I believe Vail Epic Pass visitors will increase the overall visitor count and bring new visitors to Crested Butte. A percentage of new skier visitors fall in love with Crested Butte, and then come back in the Summer – and fall in love again. More Visitors who fall in love with Crested Butte convert into Real Estate Buyers. More Buyers are good for the Crested Butte Real Estate Market. I still don’t see a huge inflection in price points (yet).
