Crested Butte Real Estate Market Report JUNE 2020 Crested Butte  –  I hope you and your family are safe and healthy! COVID Summer 2020 is in full swing. Some say CB has not been busier, but may just appear that way with the ”One Way Elk Avenue” configuration and restaurants and shops expanding their footprint onto the sidewalk and the road.

Gunnison County opened up to visitors officially on May 27th, and many visitors flocked to CB to escape the restrictions in their home-towns and enjoy the cool mountain air and expansive freedom of exploring the beautiful Crested Butte backcountry. The result has been a very active real estate market. I have 8 transactions currently under contract, and steady activity and showings on homes in all price ranges and areas.

We continue to see ascending price points in most all areas, and price ranges in the Crested Butte area. Quality homes that don’t require major projects and homes in Downtown Crested Butte have seen the highest rise in price points. Inventory levels drop for single family homes below $1M as the bell curve shifts to the $1M – $1.5M Range for most quality single family homes.

As predicted when I discuss with new buyers their motivation to own a home here in Crested Butte – they cite the changes as a result of COVID as part of their decision. Most are realizing that they now have workplace options and working from home or remotely can mean working from a second home or even a permanent home in Crested Butte. Families with kids are considering the option of moving here full time and very happy to know the Crested Butte Community school is one of the top schools in the state and the US. This fact was key for my wife Francene and me when we decided to move here from Dallas in 2009.

We see many states COVID numbers spike there is a fear that we will see another spike here in the Gunnison Valley as well. Elk Avenue is now a “Mask Zone” and it appears most are complying with the burden of wearing a mask. I have found that wearing a Buff around my neck makes it easy to pull up and cover my mouth and nose. My wife Francene and I attended a party with 80 people in a home unaware of the reality of COVID here in CB – many people there were already infected and we both had symptoms back in mid-March and, I had the anti-body test in May – and was relieved to have tested positive.

Condos and Townhomes – There have been 46 Condos and Townhomes sold Year to Date with Average Sales Price of $476,000,000 compared to 59 sold the prior YTD with Average Sales Price of $487,000.

Land – There have been 20 parcels sold Year to Date with an average sales price of $230,000 – compared with 34 for the prior YTD and Average Sales Price of $391,000.
