Crested Butte Real Estate Market Report March 2021 – Exceptional because the Buyer Demand for Crested Butte continues to be very strong, and expectations are that trend will continue through the Summer / Fall of 2021.
As you will see in The Crested Butte Real Estate Market Report, the Volume (up 103%) and number of Transactions (up 80%) from the last12 months is nearly double the same numbers from the prior 12 month period as a result of significant rise in transactions + ascending price points (for most property types and areas). The Month of March 2021 – Volume up 113% and Transactions up 180%! Average Single Family home prices are now in the $1.5M range as inventory levels at the “lower-end” of the market continue to wane.
Predictions for Summer visitors exceed last year as Covid Restrictions expect to loosen up. There is a direct correlation between visitors in the Crested Butte area and interested Buyers of real estate.
Buyers continue to realize that the “Crested Butte package” represents great value – even with ascending real estate prices. Family lifestyle, the ability to work remotely in a charming beautiful mountain town, great outdoor adventure, world-class skiing operated by Vail Resorts International, a convenient regional airport ($25M Upgrade starting), great dining, championship golf course and country club, pristine fly fishing, and hiking or mountain biking through high mountain meadows of unbelievable wildflowers. A great package to create a lifetime of memories.
Crested Butte also offers a sense of community through many great non-profit organizations, races, events and festivals. There are also many opportunities to get “plugged-in” whether you are into the kooky Al Johnson Uphill Ski Race, the Bridges of the Butte 24-hour townie bike tour, or enjoying fine performing arts at the beautiful new Center for The Arts building.
I often talk with some clients about their decision of buying into the Crested Butte mountain town or beach town… I remind them that beach towns are great – but are pretty much the same throughout the year. The change of seasons in the mountains means you are really buying two homes in the same place – one that is a Winter Ski Home, and the second is the Summer / Fall Mountain Home with totally different fun outdoor recreational opportunities.
