Crested Butte Real Estate Market Remains Strong Winter Ski Season Prediction = Very Strong

Crested Butte Real Estate Home Values

Summer and Fall visitor counts were up again this year measured by sales tax revenues. There is a direct correlation between Visitor Counts and Real Estate Activity so the Gunnison – Crested Butte Tourism Association and the Charm of Crested Butte are doing their job!

Vail Skier Effect This Winter

There is quite a bit of speculation that the Winter Ski Season will show higher visitor counts as a result of the Vail purchase of the ski area and Crested Butte being included in the EPIC Pass. Most people in the valley who have to make a living here are happy with this – some think that time should stand still and there will never be change.

To quote Brandon Snyder a highly regarded fly fishing guide and ski instructor who spends nearly every day of the year guiding visitors said to me: “What is not to like…? Vail is a world class company, who knows how to run a ski resort and has deep pockets!”

Crested Butte Real Estate Price Trends with Vail

We will see Vail invest in the skiing experience for guests. I believe we will see next Summer Vail will upgrade some of the lifts, and likely enhance or add new on-mountain dining facilities.

I think it is a safe bet to say that long-term real estate prices will go up. I think when we look in the rear view mirror next Fall we will see a slight bump in price points.

When there is a major announcement of a high-end base area condo project and pre-sales at new high water levels – then I would expect we may see an inflection point.

My advice to a number of clients who think the Vail acquisition will help support much higher Asking Prices is to wait until next year to see if there is clear data that will support their euphemism. There are some homes that are pushing the price point envelope – and if the home is very nice and updated (with no remodel projects) then buyers will stretch – but they won’t jump.
