I recommend to my second-homeowner clients that they really will benefit from a local Crested Butte property manager. As fall rolls around and winter is around the corner it is time to think about leaves, changing colder temperatures and snow falling.
Leaves on your grass Reminder Sprinkler System Blow-out
Aspen leaves on your grass are a reminder to get your sprinkler systems blown-out to prevent pipes from freezing and leaking.
Leaves In Your Gutters?
Late September and October can bring some high winds and will blow the leaves off the trees. Very few homes in the Crested Butte area have gutters because the snow can rip them off the roof, but I have some clients with high-end copper gutters. The winds can blow the leaves into the gutters and nobody wants clogged gutters. This can lead to many problems. So, once most of your leaves have fallen it’s a great idea to clean your gutters out or have your property manager come do it. Clogged gutters can cause roof leaks, warped gutters, damaged windows and walls and more.
Roof Glue and Screw
Most homes in the Crested Butte area are metal – and if so you should have an annual “glue and screw” done. By the time the leaves are changing color and falling to the ground it is typically too late to get someone to inspect your roof and do a glue and screw. Typically this is something you should schedule in the Spring or Summer to re-seat the screws that hold the roof down – the snow and ice on the roof in the winter can pull the screws out and it is a good idea to have someone up on your roof to check. A Cedar shake roof is very popular in the Crested Butte area as well – until recently all homes in Skyland were required to have a cedar shake roof. Autumn is also a time to ensure your cedar shake roof is prepared for the harsh weather in the winter – and it is common for ridge line shakes and shakes in the valleys to need replacement.
