The reality is that there is double the amount of work for your real estate agent because they are typically dealing with an unsophisticated seller. Because the seller is unrepresented there is no listing agent. This is the person who would normally be doing all the work for the seller which your real estate agent now has to do. This is part of the reason that discussing the commissions for the real estate agent is essential.

Your real estate agent can represent you on the purchase of such a home, but like any transaction, they will want to be compensated at closing for their effort. The seller may say no, or say they will only pay a small amount. Then you as the buyer will likely be subject to pay all or a part of your real estate agent’s commission. You should have a Buyer Agency Agreement signed with your real estate agent, which should have this spelled out. It is in the best interests of the buyer and customary to write the offer contract and specifically state as a part of the offer that the commission percentage shall be paid “by the seller.”
