Hassford Gulch “The Castle” Auction – Asking Price $5.1M, Highest Bid $2.425M

Is there/Was there a Reserve?  What Happened?”  These two questions were asked of me 50+ times… per the Concierge Auction contract – the Seller has the right to make a “go/no-go” decision prior to the auction – so in effect there is a “reserve in the mind of the seller” – and if the bids are too low the seller can call off the live auction before it starts.  Each bidder is required to submit a sealed bid and put up $100,000 in earnest money to play ball.   There were 9 bidders – evidently all oil & gas executives with money.  The bidding stalled above $2M and at $2.4M the decision was made to take a break.  The expectation was a bidding war would materialize – the final winning bid of $2.425M was “an unbelievable deal” and certainly a shock to the seller and the auction house (they were confident there would be bids well above $4M).

If you have been in Crested Butte this Summer and driven on Brush Creek Road or in Skyland playing golf you may not have been able to miss the signs and advertisements in the paper regarding the Auction of this Luxury Home at 130 Whetstone Vista Drive in Crested Butte.  In 2007 this luxury home nicknamed “the castle” came on the market at $6.5M and currently listed for sale at $5.1M by the Benson Sotheby’s International Realty brokerage.

There has never been a real estate auction of this type before in Crested Butte – and it may be a long time before we see another one…
