Hiring a real estate agent is perhaps the most important decision you will make in the process of selling your mountain home. Your goals could be different, but most sellers agree that they are wanting to sell their home for the highest price in the least amount of time. There are many real estate agents in every market, so it may be tough deciding how to select your real estate agent. Some may be part time or have another job and not have as much time to put forth as others. The 80/20 rule applies here when choosing your real estate agent. 80% of agents transact 20% of the sales. The top 20% of agents are involved in 80% of the transactions. You need to be looking for something is is in that 20% range, someone with the experience and commitment to help you list, market and sell your home.
Research the internet. Look into those potential real estate agents so you know who would be representing you. Not all real estate agents are equal. Check to see what each real estate agent has done. Some may say they have been selling real estate in Crested Butte for an extended period of time, but that doesn’t mean they have done business. That doesn’t mean they have been successful. It just means they pay their annual dues. Google their name and “real estate”. You’ll know something is fishy if nothing comes up.
Look for Trust and Confidentially
Trust and confidentially have been seen as the most important criteria when working with a real estate agent, especially when you are the seller. This is definitely something to look into when selecting your real estate agent. Have they had a good reputation with these things? Do people trust them?
Referrals are also a good way of finding a real estate agent. Ask neighbors and friends in Crested Butte who they used and trusted. Contact a trusted real estate agent in your hometown to help you with your search.
Communication Is KEY
Discuss with the agents to see how they would communicate with you. What they should respond is, “How would you like me to communicate with you? Would you prefer a weekly phone call update, descriptive voicemail messages, text messages or email updates?” Find out what your preference is and see if you can align with an agent.
When contacting agents, know that cell coverage in Crested Butte can be spotty and phone calls can drop in an instant. It may be frustrating. So when leaving voicemails, instead of saying call me, leave a short description of what you are looking for. This will be easier for the agent to research and get back to you in a more timely manner.
Interview Potential Real Estate Agents
Meet with the agents and get a feel for their background. Find out more about their level of market knowledge, areas of expertise and what systems they use to sell your home. They should provide the what to expect when it comes to their level of service. Most successful agents will be busy, so take that into consideration. If you are serious, most agents will be interested to represent you. When selecting your real estate agent, see how motivated they are to make sure you are satisfied, not just worried about their commission.
Not Everyone Who Sells Real Estate Is A Realtor
Be on the look out when you are selecting your real estate agent and make sure they are licensed. Only real estate licensees who are members of the National Association of Realtors® (NAR) are properly called REALTORS®. REALTORS® are expected to keep a higher level of knowledge of the process of selling and buying real estate. They also have a strict code of ethics. Research and check with your state to see if a certain person is licensed. You can find out if there has been any disciplinary actions or complaints on them.
