Deciding what amenities you and your family want when buying your Crested Butte dream home is essential. Knowing what important amenities you want to have access to will determine your location. And location is everything! Naturally the location of your home will also be determined by your budget. A 4,000 square foot home located downtown or next to a ski run, or on the banks of a trout stream, will be a valuable property. If you take this same home and put it in a subdivision far away from town, you will see a much lower value. So you must consider what important amenities you want to have available to you, your family and your guests!
Important Amenities for Year-round Activities
Do you think you will spend more time in Crested Butte in the winter or summer? What do you like to do during those seasons? What do you think you would like to learn to do? Maybe you want to learn how to ski or mountain bike or stand-up paddle board!
The nice thing about buying a dream home in Crested Butte vs. the beach is that there is a change of seasons. This makes it fun to visit and spend more time experiencing all the activities, events and adventures the full year has to offer. Owning a Crested Butte home is sort of like having two homes; there are different activities and events when visiting your “ski home” in the winter, and then your “mountain home” in the summer.
You can certainly have the best of both worlds in terms of access from your home. Many trails or dirt roads that you hike or bike on in the summer may offer great options for Nordic skiing in the winter. If the trail is groomed, then both classic Nordic (cross country) skiing as well as skate skiing will be options.
Important Amenities for Skiing
If skiing is part of the allure, does Crested Butte mountain offer you the terrain you enjoy skiing? Or do you think you and your family and guests will tire of the lack of challenging ski runs? Or perhaps you’ll be dissatisfied with long lift lines? Keep in mind that your skiing skills will likely improve. The more advanced terrain you may not be comfortable skiing today might be what you want to ski in the future. Ditto for your spouse and family.
It’s also important to realize that operating a ski area is expensive. Even well managed resorts are dependent on real estate sales as a component of their annual income. If skiing is important to you, you must understand that the real estate economy in the town affects the ski area.
There are many examples of ski areas that have shut down, leaving ski homes sitting adjacent to a ski lift that may never start spinning again.
Important Amenities for Summer Activities
In the summer time it often gets busy with people on trails, at secluded lakes, and fly fishing in rivers. Parking in town, or getting into Crested Butte restaurants may also become more difficult during this time of year.
Crested Butte offers access to hundreds of miles of backcountry hiking and biking in the summer. The option to “hike right out your back door” appeals to many people, and getting onto a trail quickly and easily is a nice amenity, especially with guests. However, this may mean that lots of people are hiking and biking past your home.
Property that offers private fishing rights or fishing access to shared or public water is another very nice amenity. Some of these homes may be farther out away from Crested Butte and can be a great remote spot for a summer home, but may not be as desirable in the winter. There may be a longer drive to and from town or the ski area. Be aware as well that some remote properties may have great access in the summer, but there may be no snowplowing of roads in the winter and access is “seasonal”. This means your dream home would be difficult to use year-round.
