Unless you have a super unique home, the approach to market your home will likely be a replication of what systems and processes the agent and brokerage have in place. Here’s a general idea of what you can expect in terms of local marketing when selling your Crested Butte home.

Your real estate agent should have already communicated their plans to market your home. This should include a local marketing plan. The main objective is to capture the attention of the affluent winter and summer visitors to your mountain town, and the existing second homeowners – especially the homeowners in your subdivision or in close proximity to your home. Birds of a feather flock together! It is also important for your real estate agent to introduce and expose your home to the local real estate community.
Magazine and Newspaper Advertising
Magazine and newspaper advertising will likely be used as local marketing when selling your Crested Butte home. There is not a lack of options for advertising your home in Crested Butte media sources. The Crested Butte newspaper can be a good option during high season or key weeks when lots of visitors are in town, but not during off season. There are also many options for “glossy magazine” advertising; most of these are long-lead advertising pieces that may be summer or winter editions.
Real Estate Sign
For all the benefits of the Internet and advertising, a real estate sign is still one of the most valuable tools to announce that your home is for sale. This means it also something frequently used as local marketing when selling your Crested Butte home.
Once your home is listed in the MLS, the agent should be showing up to place a sign in the yard. This is easier said than done during the winter when the ground is frozen and there is four feet of snow on the ground, plus huge piles of snow from the snowplows. Hopefully your agent will bring some six-foot steel stakes to pound into the ground and then secure the sign to the top of the stakes so the sign will be visible. There will be many potential buyers that will drive around to see what areas are like and what homes may be for sale in those areas.
Unfortunately, some homeowners associations prohibit the placement of real estate signs. This can be a deterrent to marketing a home for sale. I believe the people who wrote these rules to ban small 2’x 3’ real estate signs did not think they would ever want to sell their own home…
