The MLS (Magical Listing System) – It is really called the Multiple Listing Service, but something magic happens when your real estate agent inputs the details of your home, including photos and perhaps a video tour, into the MLS. It is a localized service that all the agents in the area have access to as members of the local real estate association. You should review the details of the listing to verify the accuracy and provide feedback.

Prospective buyers sitting in their pajamas in Dallas can enter specific search criteria into any of these websites and the results may include your home.  It is common that prospective buyers will do research on-line months prior to their visit to Crested Butte. Given the seasonality of our Crested Butte visitors (potential buyers) it is not unusual to have homes with over 300 Days on Market in the Crested Butte market. Especially if a home is not reasonably priced to the market, or it is unusual in some way (does not appeal to a majority of buyers), or it is a very expensive luxury home that does not have a high quantity of buyers who can afford that home (or a combination).

It is normal for golf course homes to sell in the summer months when the buyer can see the golf course and the proximity from the home to the course. The Crested Butte skier demographic may not be seeking out golf homes in the winter, but there may be a large number of the golfer demographic that are visiting and may be interested in your home in the summer.

Who Does Your Home Appeal to?  Your real estate agent should be marketing your home to get the most exposure to the target demographic using professional photography and marketing via local print media and various internet marketing strategies. You should strive to make your home appeal to the widest segment of the buying market and it should appealing to the eye of these buyers – curb appeal is important as is the condition of the home exterior and interior during showings.

There may be many different scenarios here depending on the timing of this “potential buyer” and their interest, who the person is, how interested you think they are, and whether or not they will be working with a real estate agent to see other homes in the market, etc. You should refer this person to your real estate agent you are hiring – this is their job to help you sell your home. Your real estate agent’s job is to determine if this buyer is interested and qualified, and is willing to move forward to put an offer on the table.
