I represent many clients that have luxury homes and are some of the nicest, most expensive homes in Crested Butte. Up until now in 2018 we had 337 properties sold. Of those, only ten sold for over $1.5 million, and only five sold for over $2 million. I represented a client whose home was the highest selling property sold in 2014 for a price of $3.9 million. It is not common to see homes sold at these prices. There are currently 12 homes for sale above $4 million but none have sold so far. Fewer Buyers and High Expectations
Selling your luxury Crested Butte home can be more difficult because there are far fewer buyers in the luxury segment of the market. If you own a luxury home, you know it is out of reach for the majority of buyers. But it is likely that there will be numerous other competing sellers and listings in the market. In general, the more expensive the home, the higher the expectations will be for buyers. This also includes the listing and marketing of your home. This is why it’s important to find a real estate agent that also has similar luxury listings that are in the same price range, and who have represented other sellers with similar luxury transactions.
Marketing is different than normal when selling your luxury Crested Butte home. A video tour has become a standard for luxury homes. A slideshow of the photos taken of the home does not count as a video tour. It is a video walkthrough showing pans of the various rooms, the views and the neighborhood. A 3D virtual tour of the home is also becoming normal in the luxury market. A high quality and color printed brochure is also a nice touch, especially for luxury homes. It should include a description of the many unique features of your luxury home.
Presenting a High Quality Home
Everything is relative, and unless the home is a distressed sale, not many buyers want to buy a $2 million dollar + fixer-upper. You can get away with some clutter and repairs needed at the low end of the market, but not when you are selling your luxury Crested Butte home. It can be tough after many years in your home to get rid of things. Especially if these are some things that you may still be using. Still, it’s best to take a hard look are your stuff and either throw it away or move it to a storage unit.
The expectation of the potential buyer is that they will be previewing a high quality home that is in pristine condition. The attention to detail in preparation for showings is also key to creating a lasting positive first impression and overall experience. This is certainly true for every home on the market, but especially a luxury home. You don’t want your home to be cold, dark, scary and smelly – instead, you want your home to be warm, well lit, and welcoming when the buyer walks in the front door.
