I speak with many sellers who are concerned about the timing of putting their Crested Butte home on the market. Some even take their home off the market to reset the counter of “Days on Market”. I don’t recommend this. I am an avid fly fisherman and just like you cannot catch a fish if your line is not in the water. You cannot sell a home that is not active in the MLS and the many marketing and advertising platforms.The key is to be realistic and do the best to properly price the home to the market and be prepared to adjust if necessary.
As the saying goes – “if you wait for all the lights to turn green, you may never leave the driveway… ”
What Season You Place Your Home On The Market
The season you place your home on the market is something else you need to keep in mind. Do you live in a ski in and out home? This could affect potential buyers from seeing how amazing your home is in those winter months. When you can just jump out your front door and get right on the slopes! Same goes for if your home is located on a golf course. During winter months they won’t be able to see the fairway and the greenery of the course! I know sometimes we decide to place our home on the market even if it isn’t it’s perfect season. This is why having a knowledgeable agent can really benefit you and selling your home.
When To Adjust The Price When Selling Your Crested Butte Home
Some sellers think that they need to take their home off the market and then put it back on at a different time to gain interest again. This is not something I recommend! You cannot possibly sell your home if it isn’t on the market… But what I would recommend doing is adjusting the price! When should you adjust the price? The good news about selling your mountain home is there are two distinct selling seasons. Which are winter and the summer. You should plan on adjusting the price and positioning your home for the upcoming next season. There are new buyers and different demographics in each season, but also quite a bit of overlap.
If your home will appeal more to summer visitors due to it being on a lake, golf course, or hiking trails. Then spring is the best time to make this price change and “re-launch.” If your home will appeal more to winter visitors. Due to it having ski in and out capability, then the fall is the best time to make this price change and “re-launch.”

Regarding COVID-19: We are starting to see signs of a phased recovery to the COVID-19 virus. At some point we will see visitors return to Crested Butte and among visitors are potential buyers. I believe two positive things will come out of this crazy lock-down 1) many people realize the importance of their time with family and friends – and will want to find their dream vacation home in Crested Butte.
2) There are many businesses, workers and entrepreneurs who will have more flexibility to work remotely – work online and work from Crested Butte as their permanent residence or second home.
