Cameras can record high definition video and audio. Alexa can record audio. These recording devices are very affordable and becoming very common. They are simple to set-up on a wifi network, and then easily placed on a bookshelf without being noticed.

The Seller and Listing Agent should have a discussion about the cameras. The first option would be that the Seller needs to make the decision to turn the recording devices off during showings. However, this is not realistic as people may forget to turn them off. I therefore recommend that the Seller remove the recording devices entirely.
If the Seller refuses to remove recording devices there are a few options. There should be a Disclosure with the Listing in the MLS, and there must be a visible sign in the home.
I have been with Buyers in homes where we could see these cameras and the Buyers were “very uncomfortable” in the home. I strongly suggest that Sellers remove these cameras once their Crested Butte home is For Sale.
Tips for Buyers
Buyers, you should assume that you are being digitally recorded. This means you should not discuss anything about the home while you are there.
You are not wanting to tip your hand if you really like the home. You don’t give away how much you may want to offer, or what your Buying motivation is, or the strategy of your offer… Instead wait to discuss this when you get out of the home and back in the car.
