Video Interview: Real Estate Negotiation

I recently read Eldonna Lewis Fernandez’s book “Think Like a Negotiator”, and I got the opportunity to meet and talk with her and below is the Video Interview: Real Estate Negotiation.  Negotiation is key to every real estate transaction, and I find that Crested Butte Real Estate Market information is key to helping my clients make informed decisions, and win-win transactions.

Every Crested Butte property is different, and so every real estate transaction is different. The market backdrop will impact the leverage of a buyer or seller (depending on whether it is a buyer’s market or seller’s market).  Information is critical and there are different buyer and seller motivations.

Most people only buy and sell a handful of properties in their lifetime. Seasoned real estate agents have seen it all, and will earn their pay during this portion of your relationship. As I say to my clients up front, hire me to be your real estate agent and you will get the benefit of my years of knowledge, experience and training.

Information is Key
No one wants to make a decision in a vacuume. There are many areas of investigation I do for my clients who are buying or selling a home.  In addition to all the specific market data, the comps, and values specific to that home, I find that gathering additional data about a particular property can be helpful to provide my buying clients with information so they can make an informed decision. Some of this may include, but is not limited to, information about the architect, the builder, the seller, the history of the home, the floor area ratio (FAR) available (whether you can add onto the home per the town guidelines), the HOA, the market value of other similar homes in the subdivision or surrounding area, the adjacent lots around the home, and whether or not another home could be built and block the views of the subject property, etc.

For a seller, access to all current property information is also essential and can be helpful to justify your asking price and give you comfort when negotiating a final sales price with a buyer.
