When The Best Time To Sell Your Crested Butte Home Is – Putting On The Market
Think about when more visitors come to Crested Butte. We really see a lot more during the holidays – Thanksgiving, Christmas Week, New Years Week, MLK Weekend, Presidents Day Weekend, Valentines Day, Spring Break. For summer, typically the 4th of July is when the peak seasons starts and you start seeing more people. This will usually last until school starts back up. But you have to remember the people who come during the off-season months to look at properties when many second homeowners aren’t staying in their homes. Depending on your location and what’s around you, some buyers want to look at the home during a certain time or season. For example, if your home is next to a golf course, some buyers think it’d be easier to view the home in the winter instead of the summer because of how busy it may be.
Reasons Why You May Want To Sell Now Rather Than Later
I like to say “If you are ready to sell your home, let’s get it ready and get it listed for sale sooner verse later.” While yes there are peak seasons, buyers are always going in and out of Crested Butte and you could miss out on that buyer if you don’t have it listed. Think about fishing. You’ve probably never caught a fish when your line isn’t in the water, right?

What Buyers Care About
Buyers want to find the right home for the right price. Most don’t want a home that you have to do a bunch of repairs on. Most want a clean, well-looked-after home. Paint, bathroom fixtures, broken window seals and clutter are all common areas that may be overlooked, but are usually inexpensive and easy to replace. Inspectors will find the issues in your home and you will be ask to fix these repairs.
When Selling Your Home In The Winter
Remember to consider weather preparation. Prepare snow removal for your sidewalks, entryways, driveway, etc. Make sure to keep your home warm. You may have your own preferences, but making it cozy can really help when showing your home. Most buyers don’t want to be cold and uncomfortable. I also recommend lighting your gas fireplace if you have one (for wood burning – place candles around the fireplace) and checking out the home audio system. Make sure they both work. These help increase the warm cozy feeling. Check out all your lights and make sure they work. Showings are best during daylight hours, but some may be on cloudy days or dusk in the winter. Clear your windows for buyers to be able to see those panoramic views if you have them.
When Selling Your Home In The Summer
Remember to consider outdoor beautification. Decorate your home in flowers. Hang flower baskets and put flowerpots on your porch, deck or around your home. Make sure you have views or your wildflowers or flowerbeds if you have them. Remove weeds and hire a landscaper if need be. If you don’t have an irrigation system to water your flowers, have someone come water your flowers every other day or get a drip system installed. Remove clutter outside and on your deck. Most buyers will walk outside to look at the scenery. Set up your outdoor furniture if you have it. Check your exterior trim and paint. It will be on full display in the summer! Curb appeal and good first impressions are key when showing your home.
