Crested Butte Real Estate Market Report February 2023 + Outlook: Whoa snow snow snow… It has been a great ski season, with more snow forecasted. The lifts stop spinning here in CB on April 2nd.

It was great to see so many clients over the winter ski season, and enjoyed having my sister Karen and her family here over Spring Break – and I am thankful that I get to live and work here in Crested Butte and enjoy this special place with family, friends and clients.

It has been a crazy couple of years… The real estate market has seen quite a bit of change. My goal is to leverage my experience and expertise to help my clients understand the market and help you to  make informed

decisions. I strive to build lasting relationships with honest, candid, and trustworthy input to allow my clients to achieve their goals. Crested Butte Real Estate Market – Fewer Transactions, Prices Still Rising…

How is the Crested Butte Real Estate Market? Through the end of February 2023 we have seen way fewer transactions and volume is down as well (even compared with pre-Covid). Inflation and higher interest rates are concerns for most buyers. Prices may not be rising as fast as the prior 2 years, but given lack of quality inventory – we are still seeing ascending price points.

We have a lot of cash buyers – or buyers who are leveraging their equity portfolio. Lenders are offering many options to buy down the interest rates, or encouraging buyers to have more cash in the deal. Buyers are expecting to either pay off the mortgage quickly, or refinance if/when  interest rates drop (which has been predicted for 2024). Some buyers looking to take money out of the equities markets and invest in real estate.

With all the visitors here for Spring Break – there has been a steady activity of interest and showings (even with all the new snow and great skiing conditions).

It is taking longer to sell properties. Average Days on Market for Single Family Homes is 148, for Condos & Townhomes it is 230, and for Land it is 164 days.  Buyer are being more patient and selective – challenging sellers to price their properties to the market taking into perspective the quality of the home. In the past it was easier for buyers to make changes/updates to homes, but the local general contractors and sub-contractors have a backlog of projects which affects timeframes and higher project costs (which I believe is partially responsible for keeping home prices where they are – see Buy vs. Build article).

Fly fishing here in the Crested Butte area is my passion. I have learned that there are hundreds of detailed skills needed in order to successfully present a fly to a trout in moving water, to hook a trout when he so subtly strikes, and then to successfully net, handle and safely release a trout back into the river or stream.

The trout I am holding in the photo is a very rare Palomino trout caught in the summer of 2022 on the East River here in Crested Butte.
