March 2023 + Outlook


It was great to get out and catch my first trout of the season – I worked hard for this beautiful brown trout! All the snow should provide a healthy amount of water for our rivers, streams and reservoirs!
Once the lifts stop spinning I really look forward to summer and getting to enjoy fly fishing, golf, mountain biking, hiking and all the festivities and events.
Francene and I will visit my dad in Florida – then off to Curacao for some warm Caribbean island time and SCUBA diving…
Crested Butte Real Estate Market – Transactions Down – Prices Stabilize
The backdrop of the economy has continued to affect overall number of transactions and volume. There is less inventory – and certainly very little inventory of quality below the $1.5M range for single family homes. We still see some condo options below $1M and even land has see a slowdown in overall transactions – perhaps because many buyers see up to 3 years to complete the home design, construction project.
Sold Results For the past 12 months:
- There were 296 total properties sold, 76 of those being single family homes sold, and total volume of all properties sold for all areas was $338,518,674.
- The average sold price for single family homes was $2,273,000.
- Condos & Townhomes – there were 150 sold, and an Average Sold Price of $771,318.
- In Downtown Crested Butte the number of Single Family homes sold was 12, at a median sold price of $3,000,000. The median sold price per square foot was $1,287.
Single Family home sales in Mt. Crested Butte had a median sold price of $1,620,000, and Median - Sold Price Per Square foot was $670.
- Skyland home sales – median sold price of $2,532,000, and Median Sold Price per Square foot at $831.
- Rural Crested Butte – 34 homes sold, Median Sold Price $2,365,000. Median Sold Price Per Square Foot at $790.
- CB South 13 total homes sold, Median Sold Price $1,200,000, Median Sold Price per Square foot $628.
- Land sales – there were a total of 69 transactions with an Median Sold Price of $495,000.

Fly fishing here in the Crested Butte area is my passion.
