Crested Butte Real Estate Market Report April 2023- After the lifts stop spinning Francene and I got away and spent some time in Florida to visit my dad, and then enjoyed a trip to Curacao to do some relaxing, and scuba diving.
Crested Butte is melting (slowly) – there is still a lot of snow up high and on the North and East facing slopes, rivers are high with run-off… I am really look forward to summer this year and getting to enjoy fly fishing, golf, mountain biking, hiking and all the festivities and events.

Crested Butte Market Prices Holding Transactions Down
There were so many transaction during covid that those who were considering selling – sold.
The buyer demand was high during covid and has lessened due to economic backdrop, but with limited inventory and stabilizing prices (that are unlikely to decrease) we have seen some recent new home listings go under contract in a very short period of time.
Translation – there are eager and educated buyers on the sidelines waiting for the right property priced to the market.
For the past 12 months – Crested Butte Real Estate Market Report April 2023:
- There were 272 total properties sold, 76 of those being single family homes sold, and total volume of all properties sold for all areas was $312,249,174.
- The average sold price for single family homes was $2,220,097.
- Condos & Townhomes – there were 136 sold, and an Average Sold Price of $811,939.
- In Downtown Crested Butte the number of Single Family homes sold was 11, at a median sold price of $2,600,000. The median sold price per square foot was $1,245.
- Single Family home sales in Mt. Crested Butte had a median sold price of $1,465,000, and Median Sold Price Per Square foot was $787.
- Skyland home sales show a median sold price of $2,532,500, and Median Sold Price per Square foot at $831.
- Rural Crested Butte – 34 homes sold, Median Sold Price $2,317,000. Median Sold Price Per Square Foot at $790.
- CB South total homes sold =12, Median Sold Price was $1,183,000, Median Sold Price per Square foot $628.
- Land sales – there were a total of 65 transactions with an Median Sold Price of $462,500.

Fly fishing here in the Crested Butte area is my passion.
