Crested Butte Real Estate Market Report May 2023: Summer has taken a while to arrive, but appears that last gasp of winter is over after the snow we got on Saturday… 😳

Sunday was sunny and warm and Francene and I rode our mountain bikes up Gothic Road to the snow plug just below Emerald Lake – it is in the typical spot – should be melting out soon…

Summer Activities and Events!
This is a fun and busy social time of the year with so many activities, gala events, concerts, and fun gatherings – Center for the Arts Alpenglow concert in town started last night! I enjoy fly fishing in the summer – and looking forward to one of my favorite events — supporting the Crested Butte Land Trust Caddis Cup fly fishing tournament again this year!

Crested Butte Transactions Down Prices Flatten

We saw very few transactions in May – only 17 total properties sold. My market report covers the prior 12 months and compares with the same period for the past 4 years to give you a sense of the patterns and trends. Looking back we see we are well above price points from 2019. With limited inventory there as new quality listings hit the market at reasonable price points – these properties are going under contract quicker than the norm. This demonstrates anxious educated buyers waiting for the right property.

For The Past 12 Months – Crested Butte Real Estate Market Report May 2023

  • There were 259 total properties sold, 69 of those being single family homes sold, and total volume of all properties sold for all areas was $293,064,474.
  • The average sold price for single family homes was $2,096,678.
  • Condos & Townhomes – there were 131 sold, and an Average Sold Price of $829,791.
  • In Downtown Crested Butte the number of Single Family homes sold was 11, at a median sold price of $2,709,545. The median sold price per square foot was $1,245.
  • Single Family home sales in Mt. Crested Butte had a median sold price of $1,465,000, and Median Sold Price Per Square foot was $789.
  • Skyland home sales show a median sold price of $2,532,500, and Median Sold Price per Square foot at $831.
  • Rural Crested Butte – 30 homes sold, Median Sold Price $2,248,500. Median Sold Price Per Square Foot at $809.
  • CB South total homes sold = 13, Median Sold Price was $1,183,000, Median Sold Price per Square foot $628.
  • Land sales – there were a total of 60 transactions with a Median Sold Price of $475,000.

Fly fishing here in the Crested Butte area is my passion. The trout I am holding in the photo is a very rare Palomino trout caught in the summer of 2022 on the East River here in Crested Butte.
