Crested Butte Real Estate Market Report June 2023. Many visitors and homeowners are escaping the heat in their hometown to enjoy the cool mountain temperatures in Crested Butte. The wildflowers have been exceptional so far this summer! Summer is a great time to be in Crested Butte – snowpack up high has receded and mountain roads and trails are open.
Summer is the time for many of our local non-profit organizations gala events – and more scheduled. Thanks to all those who support these great organizations that do so much for us all here in the Gunnison Valley. Transactions Down Year over Year – Crested Butte Market Prices Holding
The buyer demand was high through the peak of 2021, but has backed-off. We do not have limited inventory – and some beautiful luxury homes on the market. There is limited inventory of single family homes below $1.5M. With building prices quoted in the $900 – $1,200 per sq. ft. range – this also has an affect on preserving existing single family home prices.
If you added the number of new homes being built to the stats of Single Family Home transactions – there are a lot of $4M+ homes being under construction. The luxury market in Crested Butte is active and for many building a home in the Crested Butte area is their dream. For others – buying an existing quality Crested Butte area home that they can put their heads on a pillow in 30-45 days has value
For The Past 12 Months – Crested Butte Real Estate Market Report June 2023
- There were 250 total properties sold, 67 of those being single family homes sold, and total volume of all properties sold for all areas was $287,770,124.
- The average sold price for single family homes was $2,187,333.
- Condos & Townhomes – there were 126 sold, and an Average Sold Price of $830,000.
- In Downtown Crested Butte the number of Single Family homes sold was 9, at a median sold price of $2,600,000. The median sold price per Sq. Ft. was $1,245.
- Single Family home sales in Mt. Crested Butte had a median sold price of $1,775,000, and Median Sold Price per Sq. Ft. was $702.
- Skyland home sales – median sold price of $2,532,500, and Median Sold Price per Square foot at $831.
- Rural Crested Butte – 31 homes sold, Median Sold Price $2,275,000. Median Sold Price per Sq. Ft. $822.
- CB South total homes sold =13, Median Sold Price was $1,183,000, Median Sold Price per Sq. Ft. $628.
- Land sales – there were a total of 57 transactions with an Median Sold Price of $462,500.

Fly fishing here in the Crested Butte area is my passion.
