Crested Butte Real Estate Market Report September 2023 – as Crested Butte activities and events transition from Summer to Fall, the colors change and temperatures cool and crowds thin out… One of my favorite times of the year to enjoy the outdoors hike, hunt, fish, play golf…
My wife Francene’s first trip to see the second home we purchased in Mt. Crested Butte in 1999 – it just so happened to be Vinotok weekend. As we came out of The Wooden Nickle on Elk Avenue we saw the torch parade with the Grump… and Francene said: “What… is this…? what is going on… Where are we…?” Ha! Only in Crested Butte. Fewer Transactions Prices Holding
Crested Butte is a small market – but has micro markets with unique characteristics and price points – I recommend looking at the Area pages to get a better grasp each specific market area. For nearly all areas and property types we saw fewer transactions, but price per sq. ft. pr price was up. There is a strong inventory of quality homes, and active buyers waiting for the right property priced to the market. There are some great values in the Crested Butte area.
Luxury Homes Market $2.5M+
There were 24 homes sold above $2.5M in the past 12 months. $2.5M – $3.5M: 12 Single Family Homes sold (down from 21 the prior 12 months) and Average Price per sq. ft. of $915 up 15%. $3.5M +: Also 12 Single Family Homes sold and Average Price per sq. ft. of $1,211 up 8%.
Luxury Homes Market $5M+
Of note from the info above – for Luxury Homes $5M+ there are 15 homes for sale, 1 home Under Contract, and 5 homes have sold above $5M in the past 12 months.
For The Past 12 Months – Crested Butte Real Estate Market Report September 2023
- All Areas All Property Types – There were 265 total properties sold, 85 of those being single family homes sold, and total volume of all properties sold for all areas was $325,672,156.
- All Single Family Homes – The average sold price for single family homes was $2,206,000.
- Condos & Townhomes – there were 122 sold, and an Median Sold Price of $799,000.
- Downtown Crested Butte Single Family Homes Sold was 15, at a Median Sold Price of $2,600,000. The Median Sold price per sq. ft. was $1,245, Median Ask Price per sq. ft. $1,290.
- Mt. Crested Butte Single Family Homes Sold – median sold price of $1,950,000, and Median Sold Price Per Square foot was $633, Median Ask Price per sq. ft. $849.
- Skyland Single Family Homes Sold – median sold price of $2,517,000, and Median Sold Price per sq. ft. $843.
- Rural Crested Butte Single Family Homes Sold – 34 homes sold, Median Sold Price $1,800,000. Median Sold Price per sq. ft. $800.
- CB South Single Family Homes Sold– 13 homes sold, Median Sold Price $1,025,000. Median Sold Price per sq. ft. $527.
- Land Sales – there were a total of 58 transactions with an Median Sold Price of $875,000.

Fly fishing here in the Crested Butte area is my passion.
