Crested Butte Real Estate Market Report June 2024 –
Crested Butte is on display – and most say the wildflowers this year are best ever, there were great fireworks, and the July 4th parade was special. 🇺🇸 Francene and I enjoy the parade through downtown CB on Elk Avenue, and I got to lead the parade (after the color guard) promoting the Crested Butte Rotary Club Annual fundraiser – The Duck Race.
Get your ducks in the race – and get your BIG DUCK in the race (families, businesses, non-profits…) 🐥
Great to attend the recent Crested Butte Land Trust Gala Event – and thankful for all the people who work behind the scenes to continue to protect the beauty of the Crested Butte area!
- Two New Restaurants Open in Downtown CB – Two Twelve which is a high-end dining experience with great live fire cooked food and drink, and Bruhaus a beer hall with a full menu of comfort food.
- Highway50 Middle Bridge is open for one lane traffic. the bridge will be open twice daily for single-direction traffic between 6:30 and 8:30 a.m. and 4:30 and 6:30 p.m. One lane on the US 50 Middle Bridge will be open during those times and a pilot car will lead smaller vehicles across the bridge one direction at a time. link: CDOT Highway 50 Bridge Closure
- Alpenglow Concerts – Monday evening in town and Wednesday evening in Mt. CB!

Crested Butte Real Estate Inventory Down – Transactions & Volume Up, Prices Stable
Prior 12 month results through the end of June –
through the end of June – Transactions slightly up – 280 vs. 250 Year Over Year, Volume up – $360M vs. $287M, Single Family Homes Transactions up – 94 vs. 67, Condos & Townhomes unchanged – 126 vs. 126, Land Transactions up slightly – 60 vs 57.
Inventory Down – All properties For Sale – 280 vs. 469 Year over Year, Single Family Homes – 101 vs. 117, Condos & Townhomes – 111 vs. 143, Land – 196 vs. 210.
We continue to see new construction starts for single family homes – construction costs for new homes far exceed the cost for existing homes, and 3+ year average design and construction timeline. This reinforces that Buyers have become very specific in their expectations, and those who are not willing to wait for the right property are buying land and building. There are still home buyers waiting and watching. This indicates strong desire and interest in Crested Butte.
Outlook – July 4 weekend kicks-off the summer visitor season which correlates to the summer real estate selling season in Crested Butte. Expectations are still high for a strong summer buying season, especially quality homes and land. Crested Butte is still a great value compared with other mountain ski resort towns. Equities markets way up, Buyers taking money off the table and investing in Crested Butte home with cash and starting their journey and creating a lifetime of memories here in Crested Butte.
All Transactions For The Past 12 Months:
- All Areas All Property Types – There were 280 total properties sold, 94 of those being single family homes sold, and total volume of all properties sold for all areas was $359,863,172.
- All Single Family Homes – The Median Sold Price for single family homes was $2,030,000.
- Condos & Townhomes – Median Sold Price of $728,000.
- Downtown Crested Butte Single Family Homes Sold Median Sold Price of $2,905,000. The Median Sold price per sq. ft. was $1,266, Average Discount from Asking to Selling Price was 3%
- Mt. Crested Butte Single Family Homes Sold – Median sold price of $1,950,000, and Median Sold Price Per Square foot was $655, Average Discount from Asking to Selling Price was 2.3%
- Skyland Single Family Homes Sold – Median Sold price of $3,200,000, Median Sold Price per sq. ft. $1,078. Only 3 homes sold prior 12 months.
- Rural Crested Butte – 30 homes sold, Median Sold Price $2410,000. Median Sold Price per sq. ft. $749.
- CB South – 11 homes sold, Median Sold Price $1,132,000. Median Sold Price per sq. ft. $502.
- Land sales – There were a total of 60 transactions with a Median Sold Price of $845,000.

Fly fishing here in the Crested Butte area is my passion.
