Best Neighborhoods in Crested Butte, Colorado — And Why

Crested Butte is a unique mountain community, where neighborhoods differ wildly in character, access, views, and lifestyle. Below is a breakdown of some of the top areas to call home (or invest in) in the Crested Butte area — and what makes each special. Whether you’re planning to move here full time, or become a second homeowner – there are a ton of great areas to make memories with friends and family. Each area offers different benefits and accessibility to amenities, view my list below for the full breakdown.

1. Town of Crested Butte

Why it’s great:

  • This is the “heart” of Crested Butte: walkable, historic, full of charm.

  • You get immediate access to shops, restaurants, galleries, events, and year-round community life.

  • Everything is walkable, or many people have townie bikes to get around. There’s a free shuttle that takes you up to Mt Crested for skiing in the winter or hiking in the summer

  • Desirable areas just outside but very close to downtown include  Skyland area (golf course area – includes Larkspur, Rivergreen, Silver Sage, Buckhorn), Saddle Ridge, Glacier Lily… 

Trade-offs:

  • Because of its desirability and convenience, price per square foot are among the highest in the valley.

  • Limited large lots or expansive mountain views in many downtown parcels (though some fringe areas do offer great views).

  • Many homes here are in the Designated Historic District, meaning new construction is subject to architectural review by BOZAR (Board Of Zoning and Architectural Review).

2. Mt. Crested Butte 

Why it’s great:

  • I live in Mt. Crested Butte.

  • Excellent for ski access and proximity to the mountain base area. Many condos, ski-in/ski-out homes, and convenient amenities.

  • Some of the most beautiful mountain views, larger parcels, larger homes.
  • Free Mountain Express shuttle connectivity to downtown Crested Butte and First Tracks (like Uber) covers most of Mt. Crested Butte.

  • Rec path connectivity from Mt. Crested Butte Snodgrass Trailhead all the way to downtown Crested Butte for walking, running, biking.

  • Nearby areas Meridian Lake via Washington Gulch Road

Trade-offs:

  • There are restaurants and shops in Mt. Crested Butte – but most options are in downtown CB.—-

3. Gothic Corridor – Moon Ridge / Saddle Ridge, Glacier Lily 

  • Located conveniently between downtown Crested Butte and Mt. Crested Butte.

  • These are highly desirable, semi-private neighborhoods with excellent views and a close, convenient bike/rec-path ride to town.

  • Lupine Trail for hiking and mountain biking access via Saddle Ridge Ranch Road
  • Offers a blend of privacy, natural surroundings, and accessibility to trails, making it appealing for those wanting an elevated mountain feel without being completely remote.

Trade-offs:

  • Proximity to either downtown CB and the base area require you to hop in your car – or ride your eBike.

4. Skyland Area

Why it’s great:

  • Approximately 3 miles to downtown Crested Butte.
  • Premier golf-course community featuring close access to the Club at Crested Butte
  • Private Grant Lake access, private fishing rights on the Slate River
  • Ride the Deli trail to / from downtown CB.

Trade-offs:

  • Skyland pricing is premium; limited inventory of entry-level homes.
  • Depending on exact location, snowplowing and sun exposure can vary.

5. Crested Butte South (CB South)

Why it’s great:

  • Located about 6–7 miles south of downtown Crested Butte, CB South offers more land, more variety of lot sizes, and (generally) more affordable options.

  • Most homes – especially in the upper portions of CB South offer great views.
  • Offers full amenities: a community park, tennis courts, an outdoor rink overseen by the CB South Property Owners Association.

  • There have been more convenient restaurants and shops and services added in CB South over the past few years.
  • The free RTA bus stops near Red Mountain Park and connects with transit into town and toward Gunnison/Almont.

Trade-offs:

  • Slightly longer commute via Highway 135

  • Less “in-town” feeling, fewer walkable conveniences compared to downtown in Crested Butte.

6. Rural / Ranch & Backcountry Areas

  • Further out you’ll find more remote developments and 35-Acre properties.

  • Appeal to buyers looking for seclusion, expansive views, wilderness access, and more.

  • Developments include Trappers Crossing, Hidden Mine Ranch, Whetstone Ranch, Red Mountain Ranch, The Reserve on the East River, Danni Ranch…

Trade-offs:

  • Longer commute to downtown Crested Butte or the Ski Area.

Is Crested Butte Affordable Compared to Other Colorado Ski Towns?

“Affordable” is relative — and in the case of Crested Butte, it depends on what other area you consider (Aspen, Telluride, Vail, Breckenridge, etc.). Here’s how Crested Butte stacks up:

Cost of Living & Housing

  • The cost of living in Crested Butte is higher than the U.S. average. BestPlaces gives it a score of 108.7 (i.e. ~8.7% above U.S. average)

  • Housing is the major driver. A “typical home” in Crested Butte costs ~$1,441,000 (which is ~276% more than the national average home) and ~141% more than average in Colorado.

  • Renting: latest data shows a two-bedroom rental runs ~$2,230/month, ~56% above the national average rent.

  • In the Gunnison County / Crested Butte region, home prices in Gunnison are significantly lower than Crested Butte or Mt. Crested Butte.

Comparison to Other Ski Towns

  • Relative to top-tier (and some would say the “glitzy”) ski towns like Aspen, Vail, Telluride, Beaver Creek, etc., Crested Butte often has more moderate homes, giving more opportunity for buyers.

  • That said, in recent years, Crested Butte has seen rising demand, and it’s becoming more of a magnet for affluent buyers, which is pushing prices upward.

Bottom Line

Crested Butte sits above the national average in most cost categories, especially housing. But compared to the ultra-elite resorts, it still offers more “affordability” or possibility. And compared to living in downtown Crested Butte or ski-in  neighborhoods, areas like CB South or rural parcels provide more accessible entry points. For the amenities Crested Butte provides for skiing, hiking, mountain biking, fly fishing, horseback riding, airstrips, free shuttles, fun community events, charming downtown with great food & drink + more…it sits above other mountain ski towns when factoring all that in with price.
