Transactions & Volume Up, Inventory Down Slightly, Prices Stable, Buyers Seek Value
Crested Butte Real Estate Market December 2025 – Results Through November 2025

Prior 12 Month Results show transactions are up year over year ( 285 vs. 272) and Volume up ($391M vs $326M). Average days on Market currently 217 vs. 157 a year ago. Median Price of all Single-Family Home Sold Prior 12 Months is up at $2,074,500 vs $2,042,000 this time last year, Median Price per sq. ft. for all Single-Family Homes Sold was up at $798 vs. $786 last year.
For Sale – Current inventory levels are down slightly – total properties For Sale are at 305 vs. 321 this time last year, make-up is 68 Single Family Homes – with 63 this time last year, 93 Condos/Townhomes vs 87 a year ago, and 144 parcels of land vs. 171 a year ago.
Luxury Single Family Homes – in the past 12 months there have been 8 homes sold for above $5M vs. 4 a year ago, Median Sold Price of $6,737,500 vs. $5,490,000 a year ago, and Median Price per sq. ft. $1,483 vs. $1,462 a year ago. There is 1 home Under Contract above $5M. There are currently 17 homes For Sale over $5M with the Median Asking Price at $7,500,000 and $1,550 per sq. ft.
There are currently 9 homes for sale above $7.5M with Median Price of $8,995,000 and Median Price per sq. ft. at $1,707.
In the Crested Butte real estate market recent snapshots show 30%+ increase of homes sold between $1.5M – $3.5M in the past 12 months compared with this time last year. Local regulations are contributing to rising costs to build, which in turn supports higher price points for existing homes. Despite the higher mortgage rates we have seen for the past 4 years (current 15-year Jumbo Rate in Colorado is ~5.85%) cash and strong-equity buyers remain the core driver. Our higher price points remain a very good value compared with other markets, and we continue to attract a more affluent buyer demographic.
Across all resort ski markets, luxury demand remains resilient but buyers have been more selective. Inventory is gradually expanding and the market is moving toward renewed balance, continuing to give buyers more choice than the ultra-tight post-pandemic years.
Prices have largely held firm, with trophy properties still setting records for scarce premier locations, while mid-luxury negotiates harder on inspections, concessions, and terms.
Days on market are normalizing, and well-priced, updated or newer turn-key homes continue to trade fastest.

- All Areas All Property Types – There were 285 total properties sold, 84 of those being single family homes sold, and total volume of all properties sold for all areas was $391M.
- All Areas Single-Family Homes– The Median Sold Price for single family homes was $2,074,500. Average Discount from Asking to Selling was 4.1%.
- Crested Butte Area Condos/Townhomes – there were 123 sold, and Median Sold Price of $758,000. Average Discount from Asking to Selling 2.7%.
- Downtown Crested Butte SF Homes Sold -was 23 at a Median Sold Price of $2,940,000. The Median Sold price per sq. ft. was $1,191, Average Discount from Asking to Selling Price was 6.7%.
- Mt. Crested Butte SF Homes Sold – Median sold price of $1,909,500, and Median Sold Price Per Square foot was $740, Average Discount from Asking to Selling Price was 3.3%.
- Skyland SF Homes Sold – Median sold price of $3,750,000, and Median Sold Price Per Square foot was $1,108, Average Discount from Asking to Selling Price was 3.6%.
- Meridian Lake Area Sold – Median sold price of $1,320,000, and Median Sold Price Per Square foot was $586, Average Discount from Asking to Selling Price was 11.7%.
- Rural Crested Butte SF Homes Sold was 27 at a Median Sold Price of $2,500,000. The Median Sold price per sq. ft. was $895, Average Discount from Asking to Selling Price was 7.4%.
- CB South SF Homes Sold was 12 at a Median Sold Price of $1,655,000. The Median Sold price per sq. ft. was $617, Average Discount from Asking to Selling Price was 2.6%.
