Crested Butte Real Estate Market Update | January 2026 | Trends & Stats – A Year in Review + 2026 Outlook – There is a lot going on in Crested Butte!

Crested Butte fireworks and torchlight parade are a great way to usher in the new year!

Great to have our three daughters, our son-in-law and a boyfriend in town for Christmas. We gathered with extended family and friends.

Enjoyed alpine skiing on the the limited snow/open terrain, cutting down Christmas trees, Christmas eve service at Union Congregational Church, ice fishing, fun evening family dinner at the Yurt, morning skinning-up the mountain, mobile sauna in our driveway for 3 days, and holiday festivities. I Look forward to another great year in 2026.

January 2026 Crested Butte Real Estate Market Overview

2025 Results – Crested Butte Transactions & Volume Up, Ascending Prices Continue

2025 Results show transactions are up year over year ( 294 vs. 281) and Volume up ($382M vs $350M). Average days on Market currently 285 vs. 157 a year ago. Median Price of all Single Family Home Sold Prior 12 Months is down at $2,000,000 vs $2,092,250 this time last year, Median Price per sq. ft. for all Single Family Homes Sold was flat at $792 vs. $793 last year.

Inventory Levels in the Crested Butte Real Estate Market

Current inventory levels are down slightly – total properties For Sale are at 284 vs. 294 this time last year, the make-up is 67 Single Family Homes – with 58 this time last year, 95 Condos/Townhomes vs 75 a year ago, and 122 parcels of land vs. 161 a year ago.

Crested Butte Luxury Single Family Homes

In the past 12 months there have been 7 homes sold for above $5M vs. 5 a year ago, Median Sold Price of $6,425,000 vs. $5,750,000 a year ago, and Median Price per sq. ft. $1,502 vs. $1,370 a year ago. There ais 1 home Under Contract above $5M. There are currently 17 homes For Sale over $5M with the Median Asking Price at $7,500,000 and $1,550 per sq. ft. There are currently 9 homes for sale above $7.5M with Median Price of $8,995,000 and Median Price per sq. ft. at $1,598.

2026 Outlook Crested Butte Real Estate Trends

I predict in 2026 we will continue to see ascending price points and continued buyer demand for Crested Butte Real Estate.

Equities markets are predicted to be very strong again in 2026 – some buyers will diversify and buy a second home in Crested Butte.

Yes, there is a shift to a more affluent demographic in Crested Butte. We see lots of new homes being built and high-end restaurants opened this year, and will be opening, the Club at Crested Butte is full – and annual dues just went up another $5,000.

The cost of everything everywhere is going up –  including real estate and I believe that trend will continue here in Crested Butte.  The new ski-in/out Beckwith Condos – approx. $1,800 per sqft.

Crested Butte Luxury Homes at the Top of The Market:

I represented seller of the home in Smith Hill Ranches at the South end of Long Lake – it was the highest price home ever sold in the Crested Butte area at just under $12M.

The Highest Price Crested Butte Area Home For Sale is 7 Moon Ridge Lane just North of downtown Crested Butte, the main home and guest home total 6,500 sq. ft. and sit on 125 Acres (90 acres are in a conservation easement).

The Tipple House in Prospect at 23 Gray Fox is for sale and has had a number of updates and additional living space added – now 6,259 sq. ft. of living area – it is listed for $13.5M or $2,157 per sq. ft.

Cow Camp Homestead main home is for sale for $10.95M and offers 7,011 sq. ft. of living area and sits on 10.4 acres just North of downtown Crested Butte. The main home was completed one year ago and very high-end finish-out. A great family legacy property with great water rights, and the ability to build additional home(s)

Shadow high-end homes – I can count 6-7 high-end homes in the $15M range.

For a “typical” new home that is being built with a lot purchase of $850,000 (average), assume a 4,000 Sq. Ft. home (garage included) at a conservative $1,000 per Sq. Ft., plus furniture and furnishings, permit fees, tap fees, architect, interior designer…etc. You are over $5M pretty quickly.

The Starview 90 Acre residential development (South East corner of Cement Creek Road and Hwy 135) got rejected. Seems like it is the way it goes here… and so lack of new inventory will continue to drive prices up… and Building Codes get more restrictive and cost of construction goes up, and natural gas gets vilified, and electricity rates are up (and projected to keep going up with the demands for AI data centers)… and around we go…

The Beckwith (Elevation Hotel) is doing a major renovation and reconfiguring approximately 150 hotel rooms into approximately 50 condos that will be 1, 2, 3 and 4 bedrooms. Prices have been released – Average Asking Price approximately $1,800 per sq. ft.

  • 1 Bedroom, 1.5 Bath, 907 sq. ft. start at $1.5M
  • 2 Bedroom, 2.5 Bath, 1,338 sq. ft. start at $2.6M
  • 3 Bedroom, 3 Bath, 2,318 sq. ft. start at $4.45M
  • 4 Bedroom, 4.5 Bath, 3,500 sq. ft. start at $6.15M
  • Beckwith Phase 1 construction to start in April with hopeful completion date in December 2026.

Even with ascending price points the Crested Butte real estate market continues to offer exceptional value compared to other mountain ski towns.

With strong equities markets, and more affluent second-home buyers discovering the magic of CB – expect demand to remain strong, even with design and construction costs for new builds on the rise…

Crested Butte Market Trends and Pricing

All Crested Butte Properties SOLD The Past 12 Months:

  • All Areas All Property Types – There were 294 total properties sold, 81 of those being single family homes sold, and total volume of all properties sold for all areas was $382M.
  • All Areas SF Homes – The Median Sold Price for single family homes was $2,000,000. Average Discount from Asking to Selling was 4.8%.
  • Crested Butte Area Condos/Townhome – there were 117 sold, and Median Sold Price of $759,500. Average Discount from Asking to Selling 3.7%.
  • Downtown Crested Butte SF Homes Sold was 21 at a Median Sold Price of $2,940,000. The Median Sold price per sq. ft. was $1,191, Average Discount from Asking to Selling Price was 6.7%.
  • Mt. Crested Butte SF Homes Sold – Median sold price of $1,819,000, and Median Sold Price Per Square foot was $738, Average Discount from Asking to Selling Price was 1.6%.
  • Skyland SF Homes  Sold – Median sold price of $3,750,000, and Median Sold Price Per Square foot was $1,094, Average Discount from Asking to Selling Price was 3.6%.
  • Meridian Lake Area Sold – Median sold price of $1,385,000, and Median Sold Price Per Square foot was $576, Average Discount from Asking to Selling Price was 13.0%.
  • Rural Crested Butte SF Homes Sold was 25 at a Median Sold Price of $2,350,000. The Median Sold price per sq. ft. was $895, Average Discount from Asking to Selling Price was 12.9%.
  • CB South SF Homes Sold was 14 at a Median Sold Price of $1,592,500. The Median Sold price per sq. ft. was $617, Average Discount from Asking to Selling Price was 4.2%.
  • Crested Butte Area Land – There were a total of 96 transactions with a Median Sold Price of $842,500, Average Discount from Asking to Selling Price was 3.7%.

Fly fishing here in the Crested Butte area is my passion.
