The Crested Butte real estate market in February 2026 remains stable to slightly up, with transaction volume and overall dollar sales increasing year over year. Over the past 12 months, 295 properties sold totaling $376M in volume, while the median single-family home price held steady at $2,062,000. Luxury sales above $5M continue to support upper-tier pricing, even as days on market have lengthened. With inventory levels relatively flat and replacement costs rising, the 2026 outlook points toward continued price resilience and steady buyer demand across the Crested Butte market.

Finally – More Snow in CB! Crested Butte and most of western US ski resorts have been way behind on snowfall this ski season. Snow brings skiers, and there is a correlation between visitors and real estate activity… We are about 2/3 of the way through the ski season – let’s hope we continue to see more snow and visitors in Crested Butte. These are the best of times!
Great to have our middle daughter Lindsay in town – Have enjoyed getting out skiing, fly fishing on warm days, and all that CB has to offer!

show transactions are up year over year (295 vs. 286) and Volume up ($376M vs $367M). Average days on Market currently 289 vs. 157 a year ago. Median Price of all Single-Family Home Sold Prior 12 Months is flat at $2,062,000 vs $2,070,000 this time last year, Median Price per sq. ft. for all Single-Family Homes Sold was down at $771 vs. $797 last year.
For Sale – Current inventory levels are flat- total properties For Sale are at 301 vs. 299 this time last year, make-up is 67 Single Family Homes up from 57 this time last year, there are 115 Condos/Townhomes for sale vs 81 a year ago, and 119 parcels of land vs. 161 a year ago.
Luxury Single Family Homes – in the past 12 months there have been 5 homes sold for above $5M vs. 6 a year ago, Median Sold Price of $7,050,000 vs. $5,547,500 a year ago, and Median Price per sq. ft. $1,502 vs. $1,417 a year ago.
There are 0 homes Under Contract above $5M. There are currently 17 homes For Sale over $5M with the Median Asking Price at $7,495,000 and $1,545 per sq. ft.
There are currently 8 homes for sale above $7.5M with Median Price of $9,950,000 and Median Price per sq. ft. at $1,623.

Crested Butte Luxury Real Estate & Top Home Prices
The Highest Price Home For Sale is 7 Moon Ridge Lane just North of downtown Crested Butte, the main home and guest home total 6,500 sq. ft. and sit on 125 Acres (90 acres are in a conservation easement).
The Tipple House in Prospect at 23 Gray Fox is for sale and has had a number of updates and additional living space added – now 6,259 sq. ft. of living area – it is listed for $13.5M or $2,157 per sq. ft.
Cow Camp Homestead main home is for sale for $10.95M and offers 7,011 sq. ft. of living area and sits on 10.4 acres just North of downtown Crested Butte. The main home was completed one year ago and very high-end finish-out. A great family legacy property with great water rights, and the ability to build additional home(s).
Highest Price Home Sold in Crested Butte
I represented seller of the home in Smith Hill Ranches at the South end of Long Lake – it was the highest price home ever sold in the Crested Butte area at just under $12M.
Shadow $15M high-end homes – I can count 6-7 high-end homes being built or recently completed in the $15M range.
For a “typical” new home that is being built with a lot purchase of $850,000 (average), assume only a 4,000 Sq. Ft. home (garage included) at a conservative $1,000 per Sq. Ft., plus furniture and furnishings, permit fees, tap fees, architect, interior designer…etc. You are over $5M pretty quickly.
Even with ascending price points the Crested Butte real estate market continues to offer exceptional value compared to other mountain ski towns.
With strong equities markets, and more affluent second-home buyers discovering the magic of CB – expect demand to remain strong, even with design and construction costs for new builds on the rise…
