Crested Butte Home Insurance Costs Are Skyrocketing – Here’s What You Need To Know – My 95 year old dad lives in Florida and has been impacted by the last 3 hurricanes with major damage to his home, and flooding in the lower level.

The financial repercussions of hurricanes in Florida, flooding in North Carolina, and wildfires in California have been huge, leading to large insurance carriers leaving these states, increased insurance claims and, rising premiums for homeowners.

The 2025 Los Angeles wildfires fueled by the high Santa Ana winds were among the most destructive in the state’s history. The financial toll is staggering, with estimates ranging from $28 billion to $275 billion, potentially making it the costliest disaster in U.S. history.

These events have not only caused significant destruction – but have also led to substantial shifts in the homeowner’s insurance landscape, with ripple effects reaching us in Crested Butte, Colorado.

Major insurers continue to reevaluating their positions and necessary rate hikes not just in Florida, North Carolina, and California – but also here in Colorado.

Several factors contribute to Skyrocketing Insurance Costs:

Over the past five years, Colorado’s homeowner’s insurance premiums have surged by nearly 60%, with the average annual cost at $3,200+ and the average annual premium in the Crested Butte area is estimated at approximately $6,000+. For a $5M dwelling coverage homeowners policy from State Farm you can expect ~$10,000+ in your annual premium.

Many homeowners and Home Owner Associations in the Crested Butte rural area have put fire mitigation plans in place.

  1. Update Your Crested Butte Homeowners Insurance Coverage – a recent study found that 74% of homes in Colorado are underinsured. With the ascending construction costs in the Crested Butte area, my hunch is you are underinsured. Review you insurance policy, understanding coverage specifics, and exploring mitigation measures can help manage rising costs and ensure adequate protection. Consider most architects and builders are estimating construction costs at $1,000 – $1,200+ per sq. ft. This is for total heated space under roof measured from the exterior of the home – no there is not a discount for garage / storage space. Do the simple math on your home.
  2. Get a New Roof? There are many homes in the Crested Butte area that have wood cedar shake roofs, and some insurance carriers are not insuring these homes. Skyland for example was slow to change the building guidelines and allows a metal roof. Most popular is a standing seam metal roof.Due to hail damage claims on the front-range of Colorado – there is also an increase in the premium for a metal roof. A good alternative (but more expensive) is a synthetic shake roofing which closely mimics the look of cedar shakes while offering significantly better durability and lower maintenance needs; brands like Brava or DaVinci Roofscapes are popular choices in this category.
  3. Home Fire AssessmentThe Crested Butte Fire Protection District will provide a free assessment of your home. They provide emergency and non-emergency services throughout Crested Butte, Mt. Crested Butte, Crested Butte South and unincorporated parts of Gunnison County in the north end of the valley 24 hours a day.
  4. Wildfire Assessment – The West Region Wildfire Council offers free Site Visits for a homeowner/landowners and communities who live in or have properties in a Wildland Urban Interface (WUI). During a Site Visit, a WRWC Wildfire Mitigation Specialist and/or Forester meets with a landowner or community resident, at their home or property, to discuss site-specific wildfire risk and wildfire mitigation strategies.
