Crested Butte Home Property Management
Most Crested Butte second homeowners have a property manager who will watch over their home when they are not there.
It is wise to hire a property manager, especially with a single-family home.
A quality property manager can put your mind at ease when you are thousands of miles from your Crested Butte home.
Property managers can be your eyes and ears in your home when you are away.
At a minimum, a Property Manager will check on your second home once a week, and coordinate scheduled maintenance and service providers.

There is a long list of tasks that a property manager can do for you. Some of these include:
A walk-through of your home once a week- Adjust the temperature in the home
- Receive packages
- Coordinate subcontractors, (plumber, heating, appliance repair, landscaping, maid service, snow removal, servicing the hot tub)
- Minor or major remodeling
- Airport pick-up
Most Property Managers also provide concierge-type services like delivering a vehicle to the airport, or buying groceries for you prior to your arrival.
Safeguarding Your Crested Butte Home
In addition, a Crested Butte Property Manager will inform you of the things that need to be done to safeguard your Crested Butte Home that you might not be aware of.
If you’re from a warm climate, you might not consider that cold temperatures can result in frozen and burst pipes, an expensive inconvenience that is part of the commonsense knowledge of people who live in colder parts of the country.
There are sensors you can put in your home and tie into security systems that allow you (and/or your property manager) to receive notifications on your smartphone or computer when temperatures drop, or moisture levels rise to dangerous levels in or around your home. And it will be the Property Manager who will go assess the situation.
Taking Care of Your Crested Butte Home – Service Providers
A property manager can also be a good resource in choosing local service providers.
Dealing with service providers and subcontractors in a small mountain town is much different than in a large metro area.
Any small town will have a handful of quality contractors for every trade. You may be surprised to find out that in Crested Butte most will be college graduates, and some will have master’s degrees. They have traded their big-city corporate jobs for the choice to live full time in Crested Butte
You have a home in Crested Butte, or are considering buying a second home in a Crested Butte for some of those same reasons.
It is not uncommon for people to have two or three jobs or small businesses in a mountain town to make ends meet.
You should expect to pay more than the going rates in your metro area for labor and materials in Crested Butte.
You may want to get recommendations from neighbors, property managers, and your real estate agent for which service providers or subcontractors are the best for your needs.
It is fine to get bids for specific jobs and select the best contractor, but typically, “strong-arm” tactics when negotiating and dealing with local contractors will backfire on you. These tactics may be the norm or part of the culture in the big city, but in a small mountain town, not so much. Word travels fast, and you could become the second homeowner that nobody wants to deal with.
I am a huge fan or a few Property Managers in Crested Butte – and typically suggest my clients talk with them to find a good fit. Your property manager will become a trusted partner in the care and maintenance of your Crested Butte Dream Home!
