Crested Butte Real Estate Market February 2025, Showing Prior 12 Months Results Through January 2025 – Snow, Snow Snow – thankful for 3+ feet of much needed fresh powder that blanketed the slopes. Skiing is great! Francene and I took a quick trip to Breckenridge where she had a PSI Level 2 ski instructor clinic. Always enjoy visiting other mountain ski towns, and comparing and contrasting… Most of January and early February was dry – and thankful that we got a big snow! The annual Blister Summit coming up Feb. 23rd – 27th.

Crested Butte Transactions Up and Ascending Prices Continue
Crested Butte Real Estate Market February 2025 – Prior 12 Month Results show transactions up 7.7% year over year (285 vs. 263) and Volume down 3% ($367M vs $379M). Average Days on Market currently 157 vs. 196 from a year ago. Median Price of Single Family Home Sold Prior 12 Months is $2,070,000 vs. $1,775,000 this time last year.
For Sale – January inventory levels show total properties at 299 vs. 405 this time last year, make-up is 57 Single Family Homes For Sale (down from 82 this time last year), 81 Condos/Townhomes (down from 101), and 161 parcels of land for sale (down from 208).
Luxury Single Family Homes – in the past 12 months there have been 19 homes sold for above $4M, Median Sold Price of $4.8M and Highest Price Home Sold – a new build in Skyland for $8,150,000. There are 16 homes For Sale over $4M with the Median Asking Price at $6.7M, currently none Under Contract, and the Highest Price Home is the Cow Camp Homestead that is 9,000 sq. ft. of high-end living space with newly completed main home + guest home (total of over 10,200 sq. ft. heated under roof), and on nearly 13 acres, offered for $16.6M.
2025 Outlook – The Crested Butte real estate market is poised for continued buyer demand in 2025 at higher price points. Low inventory (there are only 18 single family homes with 4+ bedrooms for sale under $4M, Median Price point $3.1M), plus cost of new construction ($1,000 – $1,200+ per sq. ft.) combined with meticulous buyer interest, suggests a more balanced market.
There are no indicators that mortgage rates are going to drop significantly in 2025. The recent Fed decision cited “solid labor market conditions” and “somewhat elevated inflation” as key reasons for no change in the Fed Rate. The 30-year mortgage rate (7% +/-) is benchmarked to the rate of the 10-year Treasury note. I sense that affluent buyers are tired of waiting – wanting to buy their vacation mountain home, and start enjoying a lifetime of memories with family, friends and clients… Expecting more cash buyers or lower loan amounts on transactions.
Whether you are buying a home, or land and building your dream home Crested Butte is still a great value when compared to other Colorado mountain ski-towns – especially when you consider the “full package” – great skiing with minimal lift lines, recreation summer/fall, community, fun events/festivals, amenities…

Prior 12 Months Through January 2025 SOLD:
- All Areas All Property Types – There were 285 total properties sold, 85 of those being single family homes sold, and total volume of all properties sold for all areas was $366,680,350.
- All Single Family Homes – The Median Sold Price for single family homes $2,070,000. Average Discount from Asking to Selling 3.7%.
- Condos & Townhomes – there were 146 sold, and Median Sold Price of $745,000. Average Discount from Asking to Selling 3.5%.
- Downtown Crested Butte Single Family Homes Sold – 17 homes sold at a Median Sold Price of $3,200,000. The Median Sold price per sq. ft. was $1,306, Average Discount from Asking to Selling Price was 11.1%
- Mt. Crested Butte Single Family Homes Sold – Median sold price of $2,129,500, Median Sold Price Per Square foot was $796, Average Discount from Asking to Selling Price was 4.8%
- Skyland Single Family Homes Sold – Median Sold price of $3,880,000, and Median Sold Price per sq. ft. $1,1157. Average Discount from Asking to Selling Price was 4.7%.
- Meridian Lake Area – Only 2 homes Sold in 2024, with Median Sold Price of $2.8M, Median Sold Price per sq. ft. $728.
- Rural Crested Butte – 30 homes sold, Median Sold Price $2,725,000. Median Sold Price per sq. ft. $841. Average Discount from Asking to Selling Price was 1.4%
- CB South – 14 homes sold, Median Sold Price $1,265,000. Median Sold Price per sq. ft. $554. Average Discount from Asking to Selling Price was 3.6%
- Land sales – There were a total of 55 transactions with a Median Sold Price of $835,000, Average Discount from Asking to Selling 5.6%.
