Crested Butte Real Estate Market March 2025, Showing Prior 12 Months Results Through March 2025 –

I got the opportunity to travel to the tip of Argentina in March to go fly fishing for sea-run brown trout with a group of friends from Crested Butte. These sea trout are brown trout that go out into the ocean, then come back up the river to spawn. Once exposed to the ocean the fish change color, get bigger, stronger and are a challenge to catch. Similar to Steelhead trout we know of from the Pacific Northwest (rainbow trout that migrate to the ocean then return to freshwater to spawn.)

The end of the ski season is bittersweet – a fun season of skiing and outdoor winter adventures and events comes to a close. The anticipation of summer seems to take longer than normal because of the last gasp of winter, and the endurance of mud-season that makes way for dry trails and beautiful seasonal wildflowers.

Transactions Up & Volume Down, Inventory Down, Ascending Prices Continue

Crested Butte Real Estate Market Through March 2025 –

Prior 12 Month Results show transactions up 4.3% year over year (285 vs. 273) and Volume down 2.8%  ($354M vs $364M). Average Days on Market currently 176 vs. 191 from a year ago. Median Price of Single Family Home Sold Prior 12 Months is $2,017,500 vs. $1,951,000 this time last year.

For Sale – March inventory levels show total properties For Sale at 299 vs. 340 this time last year, make-up is 49 Single Family Homes For Sale (down from 61 this time last year), 96 Condos/Townhomes (down from 105), and 154 parcels of land for sale (down from 274).

Luxury Single Family Homes – in the past 12 months there have been 17 homes sold for above $3.4M, Average Sold Price of $4.95M and Highest Price Home Sold – a new build in Skyland for $8,150,000. There are 24 homes For Sale over $3.5M with the Median Asking Price at $5.9M, currently one home Under Contract, and the Highest Price Home is the Cow Camp Homestead that is 9,000 sq. ft. of high-end living space with newly completed main home + guest home (total of over 10,200 sq. ft. heated under roof), and on nearly 13 acres, offered for $16.6M.  Highest Price per sq. ft. is a beautiful home in Skyland at $2,061.

2025 Outlook – The Crested Butte real estate market offers great value when compared with other mountain ski town markets. The Crested Butte area poised for continued buyer demand in 2025 at higher price points. Low inventory (there are 25 single family homes with 4+ bedrooms for sale under $3.5M, Median Price point $2.175M), plus cost of new construction rising ($1,000 – $1,200+ per sq. ft.) combined with meticulous buyer interest, suggests a more balanced market.

We continue to see volatility in the equities markets as a result of back-and-forth tariffs… There are no indicators that mortgage rates are going to drop significantly in 2025 – currently a 15-year fixed jumbo mortgage is 6.15%. Affluent home buyers in Crested Butte are particular about wanting quality – but also growing tired of waiting and wanting to buy their mountain home, and start enjoying a lifetime of Crested Butte memories with family, friends and clients.

Whether you are buying a home, or land and building your dream home Crested Butte is still a great value when compared to other Colorado mountain ski-towns – especially when you consider the “full package” – great skiing with minimal lift lines, recreation summer/fall, community, fun events/festivals, amenities…

Prior 12 Months Through March 2025 SOLD:

  • All Areas All Property Types – There were 285 total properties sold, 80 of those being single family homes sold, and total volume of all properties sold for all areas was $353,969,100.
  • All Single Family Homes – Total of 80 Single Family Homes Sold prior 12 months. The Median Sold Price for single family homes $2,017,500. Average Discount from Asking to Selling .3%.
  • Condos & Townhomes – there were 142 sold, and Median Sold Price of $740,582. Average Discount from Asking to Selling 1.3%.
  • Downtown Crested Butte Single Family Homes Sold was 17 at a Median Sold Price of $3,200,000. The Median Sold price per sq. ft. was $1,181, Average Discount from Asking to Selling Price was 11,1%
  • Mt. Crested Butte Single Family Homes Sold – Median sold price of $2,070,000 and Median Sold Price Per Square foot was $795, Average Discount from Asking to Selling Price was 1.4%
  • Skyland Single Family Homes Sold – Median Sold price of $3,705,000, and Median Sold Price per sq. ft. $1,118. Average Discount from Asking to Selling Price was 3.7%.
  • Rural Crested Butte – 27 homes sold, Median Sold Price $2,480,000. Median Sold Price per sq. ft. $838. Average Discount from Asking to Selling Price was 6.4%
  • CB South – 14 homes sold, Median Sold Price $1,357,500. Median Sold Price per sq. ft. $570. Average Discount from Asking to Selling Price was .07%
  • Land sales – There were a total of 285 transactions with a Median Sold Price of $820,000, Average Discount from Asking to Selling 3.5%.

Fly fishing here in the Crested Butte area is my passion.
