Crested Butte Real Estate Market Report August 2023.

Summer lemonade stands, gatherings with family, community events, wildflowers, hikes, bikes, paddleboards, fly fishing, golf, pickleball, cool evenings around the firepit… this is what Crested Butte memories are made of.  Most of us were attracted to Crested Butte for the great skiing, and fell in love with summers here in this special place.

We are seeing aspen leaves starting to change color – autumn is upon us and for me it is an extension of great summer activities and adventures with a bit slower pace. I encourage clients that are looking to buy a home or land to come back in the fall and enjoy the beauty of Crested Butte colors.

Fewer Transactions and More Price Adjustments

It is typical this time of year to see price adjustments as the summer/fall selling season is winding down and final to attract offers prior to shoulder season before the lifts start spinning. There are still active buyers waiting for the right property priced to the market – and a strong inventory of quality homes. There are some great values compared with current building costs ($900 – $1,200 per sq. ft. estimate) as quoted by local architects and builders + 3 years time.

Luxury Homes Market $3M+

There are 31 Single Family Homes For Sale above $3M with Median Asking Price of $5.225M at $1,361 per sq. ft. – Average Days on Market is 147. There are 5 homes Under Contract – Average Days on Market is 264. There have been 14 homes sold in the past 12 months with a Median Sold Price of $4.175M at $1,040 per sq. ft. and Average Days on Market is 194.

Luxury Homes $5M+

Of note from the info above – there are 17 homes for sale, 2 homes Under Contract, and 4 homes have sold above $5M in the past 12 months.

For The Past 12 Months – Crested Butte Real Estate Market Report August 2023

  • All Areas All Property Types – There were 252 total properties sold, 70 of those being single family homes sold, and total volume of all properties sold for all areas was $292,222,224.
  • All Single Family Homes – The average sold price for single family homes was $2,175,000.
  • Condos & Townhomes – there were 121sold, and an Average Sold Price of $833,000.
  • Downtown Crested Butte Single Family Homes Sold was 9, at a median sold price of $2,800,000. The Median Sold price per sq. ft. was $1,245, Median Ask Price per sq. ft. $1,349.
  • Mt. Crested Butte Single Family Homes Sold – median sold price of $1,950,000, and Median Sold Price Per Square foot was $702, Median Ask Price per sq. ft. $745.
  • Skyland Single Family Homes Sold – median sold price of $2,532,500, and Median Sold Price per sq. ft. $843.
  • Rural Crested Butte – 33 homes sold, Median Sold Price $2,360,000. Median Sold Price per sq. ft. $834.
  • CB South – 13 homes sold, Median Sold Price $1,125,000. Median Sold Price per sq. ft. $561.
  • Land sales – there were a total of 65 transactions with an Median Sold Price of $838,250.
