Crested Butte Real Estate Market Report July 2023. We have enjoyed cool mountain temperatures this summer here in Crested Butte – and many are escaping the sweltering heat in their hometowns… July is always super fun and busy with activities, events, galas… It is great to see so many clients and family and friends in town to enjoy this beautiful place. Have my two brothers and sister in town – enjoying the Alpenglow concert in downtown Crested Butte!
Lots of changes and construction in downtown Crested Butte – Clarks Market closing for 4 months for total remodel and upgrade – the new store will feature 70% fresh produce, quality meat and seafood, and expanded high-end deli. Hopeful that The Hideout (formerly The Last Steep) will be open by the winter ski season. Under Construction – the old Brick Oven building and the Forest Queen building (was Coal Creek Grill).
Transactions Down Year over Year – Crested Butte Market Shift
We have seen many more price reductions on listings as the market is shifting. The buyer demand is still strong, and some great options to chose from – but higher price points means there are fewer Crested Butte buyers – and many great options to chose from.
Inventory: there are a total of 493 properties for sale in the Crested Butte area: 122 Single Family Homes with Average Asking Price of $3,046,000, and 153 Condos & Townhomes with Average Asking Price of $866,964, and 217 parcels of Land with Average Asking Price of $867,000.
The luxury market in Crested Butte is active and for many – buying land and building a home in the Crested Butte area is their dream. For others – buying an existing quality Crested Butte area home that they can put their heads on a pillow in 30-45 days has great value…
For The Past 12 Months – Crested Butte Real Estate Market Report July 2023
- All Areas – 252 total properties sold, 70 single family homes, total volume of all properties sold for all areas was $292,222,224.
- The average sold price for single family homes was $2,175,712.
- Condos & Townhomes – there were 121 sold, and an Average Sold Price of $833,090.
- Downtown Crested Butte – 9 Single Family homes sold, median sold price of $2,600,000, median sold price per Sq. Ft. $1,245.
- Mt. Crested Butte Single Family home sales – median sold price of $1,950,000, and Median Sold Price per Sq. Ft. was $702.
- Skyland home sales – median sold price of $2,532,500, and Median Sold Price per Square foot at $843.
- Rural Crested Butte – 33 homes sold, Median Sold Price $2,360,000. Median Sold Price per Sq. Ft. $834.
- CB South total homes sold =13, Median Sold Price was $1,125,000, Median Sold Price per Sq. Ft. $569.
- Land sales – there were a total of 61 transactions with an Median Sold Price of $838,250.

Fly fishing here in the Crested Butte area is my passion.
