Crested Butte Real Estate Market Report November 2022 + Outlook – I am thankful that I get to live and work here in Crested Butte and enjoy this special place with family, friends and clients.

Crested Butte Market Transactions Down Prices Plateau

We have seen a drop in activity – but this is typical for this time of year. There is certainly a shift in market activity across the country given the economic backdrop. It will be interesting to see how the winter ski season buyer demand pans out.

We see a more affluent demographic come to Crested Butte in the winter as it costs more to bring a family here to ski vs. less expensive in the summer / fall. Winter visitors typically have more logistical coordination to block out time during their visit, but those that are interested are generally focused and have a higher likelihood of making decisions.

Crested Butte Real Estate For the past 12 months:

• There were a total of 393 total properties sold, 95 of those being single family homes sold, and total volume of all properties sold for all areas was $433,825,927.
• The average sold price for single family homes was $2,291,147
• Condos & Townhomes – there were 195 sold, and an Average Sold Price of $699,470
• In Downtown Crested Butte the number of Single Family homes sold was 17, at a median sold price of $3,400,000. The median sold price per square foot was $1,223.
• Single Family home sales in Mt. Crested Butte had a median sold price of $1,869,500, and Average Sold Price Per Square foot was $685.
• Skyland home sales show a median sold price of $2,665,000, and Average Sold Price per Square foot at $795
• Rural Crested Butte – 35 homes sold, Median Sold Price $2,400,000. Average Sold Price Per Square Foot at $763.
• CB South total homes sold =18, Median Sold Price was $1,125,000, Average Sales Price per Square foot $595.
• Land sales  – there were a total of 105 transactions with an Average Sold Price of $842,575.
