Crested Butte Real Estate Market September 2025, Showing Prior 12 Months Results – Through August 2025

The fall leaves are a little late this year but they are starting to change and Crested Butte will be golden in the next week or so! I started off September with a busy month of real estate, and some fly fishing…

I also went elk hunting this weekend (muzzleloader tag) and was surprised to wake up at camp to our first snow dusting here in Crested Butte! It was a wet and chilly hunt but always great to be outside.

I did not shoot an elk. But I did shoot at one, 75 yards. We glassed them, we made a plan that required me hiking up another steep hill to flank them.

Instead, there was a crazy stampede toward me – they stopped, they were confused.

They looked at me.
I took aim.
I took the shot.
It was a good shot.

… but evidently my powder was not dry in my muzzle loader, so my bullet did not fly. And 30 elk went bye-bye…

Crested Butte Real Estate Transactions Flat & Volume Flat, Inventory Flat, Prices Stable, Buyers Seek Value

Crested Butte Real Estate Market September 2025 – Results Through August 2025

Prior 12 Month Results show transactions are flat year over year (272 vs. 281) and Volume flat ($352.6M vs $352.8M). Average days on Market currently 200 vs. 189 a year ago. Median Price of all Single Family Home Sold Prior 12 Months is similar at $2,000,000 vs $2,059,000 this time last year, Median Price per sq. ft. for all Single Family Homes Sold down slightly at $749 vs.$787 last year. Older homes requiring updates are seeing sustained days on market, buyers seek quality and value.

Approximately 1/3 of all homes sold in the last 120 days had a pricing reduction. There are many new homes and parcels of land now listed.

For Sale – August inventory levels show total properties For Sale at 419 vs. 408 this time last year, make-up is 109 Single Family Homes – up from 196 this time last year, 120 Condos/Townhomes vs 118 a year ago, and 190 parcels of land vs. 194 a year ago.

Luxury Single Family Homes – in the past 12 months there have been 8 homes sold for above $5M vs. 4 a year ago, Median Sold Price of $6,135,000 vs. $5,212,500 a year ago, and Median Price per sq. ft. $1,536 vs. $1,543 a year ago. There are 2 homes Under Contract above $5M – one in downtown Crested Butte and one in Mt. CB. There are 18 homes For Sale over $5M with the Median Asking Price at $7,050,000 and $1,499 per sq. ft.

There are currently 8 homes for sale above $7.5M with Median Price per sq. ft. at $1,731. The Highest Price Home is the Cow Camp Homestead with over 10,200 sq. ft. heated under roof. The main home was completed one year ago and very high-end finish-out, plus guest home on 17 acres, offered for $15.785M. The Main home now offered separately for $11,975,000.

Also I am happy to announce a spectacular listing just went Under Contract at 188 Bethel Road on Long Lake in Smith Hill Ranches with main home and guest home over 10,500 sq. ft. heated under roof plus barn, stables and riding area. Estimates to design and re-build these homes with current construction prices are well over $20M, and 3-4 year timeline.

    family homes sold, and total volume of all properties sold for all areas was $352,645,262.
  • All Single Family Homes – The Median Sold Price for single family homes $2,000,000. Average
    Discount from Asking to Selling 2.9%.
  • Condos & Townhomes – there were 128 sold, and Median Sold Price of $748,500. Average
    Discount from Asking to Selling 2.3%.
  • Downtown Crested Butte Single Family Homes Sold was 19 at a Median Sold Price of
    $3,050,000. The Median Sold price per sq. ft. was $1,181. Average Discount from Asking to
    Selling Price was 4.7%
  • Mt. Crested Butte Single Family Homes Sold – Median sold price of $2,445,000, and Median
    Sold Price Per Square foot was $758, Average Discount from Asking to Selling Price was 9.1%
  • Skyland Single Family Homes Sold – Median Sold price of $5,387,000, and Median Sold Price per
    sq. ft. $1,249. Average Discount from Asking to Selling Price was 3.8%.
  • Rural Crested Butte – 27 homes sold, Median Sold Price $2,059,000. Median Sold Price per sq.
    ft. $792. Average Discount from Asking to Selling Price was 0.0%
  • CB South – 14 homes sold, Median Sold Price $1,525,500. Median Sold Price per sq. ft. $563.

Fly fishing here in the Crested Butte area is my passion.
