Crested Butte Real Estate Market Update | March 2026 | Trends & Stats – A Year in Review + 2026 Outlook – There is a lot going on in Crested Butte!

The End of the Winter Ski Season is upon us and Spring Break in full swing.
Back when we were second homeowners traveling from Dallas for Spring Break, those trips to Crested Butte hosting guests were some of our favorite family memories.
It has been an unusual winter – and looking at the last 10 years we see it has been the 2nd least snow in inches to date in the season, but more than most other ski resorts in the West. CBMR has done a great job with the lack of snow. For most visitors the warm sunny days and soft snow has been great.
I have enjoyed ice fishing and winter river fishing on the East river and Gunnison rivers.
Proud of my beautiful wife Francene for being in the Move The Butte performance again this year (3 dances).

March 2026 Crested Butte Real Estate Market Overview

Crested Butte Transactions & Volume Up, Ascending Prices Continue
Prior 12 Month Results show transactions are up year over year (296 vs. 288) and Volume flat ($369M vs $372M). Average days on Market currently 280 vs. 165 a year ago. Median Price of all Single Family Home Sold Prior 12 Months is up at $2,100,000 vs $2,064,500 this time last year, Median Price per sq. ft. for all Single Family Homes Sold was flat at $801 vs. $798 last year.
For Sale – Current inventory levels are flat – total properties For Sale are at 317 vs. 318 this time last year, make-up is 69 Single Family Homes – with 59 this time last year, 129 Condos/Townhomes vs 98 a year ago, and 119 parcels of land vs. 161 a year ago.
Luxury Single Family Homes – in the past 12 months 5 homes sold for above $5M vs. 6 a year ago, Median Sold Price of $7,050,000 vs. $5,547,500 a year ago, and Median Price per sq. ft. $1,502 vs. $1,417 a year ago. There are 1 homes Under Contract above $5M. There are currently 18 homes For Sale over $5M with the Median Asking Price at $6,447,500 and $1,492 per sq. ft. There are currently 6 homes for sale above $7.5M with Median Price of $9,972,500 and Median Price per sq. ft. at $1,583. I predict in 2026 we will continue to see ascending price points and continued buyer demand for Crested Butte Real Estate.
Crested Butte Market Trends and Pricing
All Crested Butte Properties SOLD The Past 12 Months:
All Areas All Property Types – There were 296 total properties sold, 77 of those being single family homes sold, and total volume of all properties sold for all areas was $369M.
- ALL AREAS Single Family Homes – The Median Sold Price for single family homes was $2,100,000. Average Discount from Asking to Selling was 4.5%.
- Crested Butte Area Condos/Townhomes – there were 122 sold, and Median Sold Price of $780,000. Average Discount from Asking to Selling 2.5%.
- Downtown Crested Butte SF Homes Sold was 17 at a Median Sold Price of $2,940,000. The Median Sold price per sq. ft. was $1,218, Average Discount from Asking to Selling Price was 6.7%.
- Mt. Crested Butte SF Homes Sold – Median sold price of $2,350,000, and Median Sold Price Per Square foot was $738, Average Discount from Asking to Selling Price was 5.4%.
- Skyland SF Homes Sold – Median sold price of $2,922,500, and Median Sold Price Per Square foot was $961, Average Discount from Asking to Selling Price was 7.1%.
- Meridian Lake Area Sold – Median sold price of $1,450,000, and Median Sold Price Per Square foot was $567, Average Discount from Asking to Selling Price was 14.2%.
- Rural Crested Butte SF Homes Sold was 22 at a Median Sold Price of $2,500,000. The Median Sold price per sq. ft. was $929, Average Discount from Asking to Selling Price was 7.4%.
- CB South SF Homes Sold was 13 at a Median Sold Price of $1,625,000. The Median Sold price per sq. ft. was $584, Average Discount from Asking to Selling Price was 3.0%.
- Crested Butte Area Land – There were a total of 97 transactions with a Median Sold Price of $822,500, Average Discount from Asking to Selling Price was 2.7%.
