shutterstock_131778644Crested Butte South, also known as CB South, is a community that is located approximately six miles south of Crested Butte and 21 miles north of Gunnison, Colorado.  While large enough to be often mistaken for a town, it is actually an unincorporated area that is overseen by a property owner’s association.

The housing prices in this community tend to be a bit lower than they are in town, making Crested Butte South a great choice for local families.  Home lots range in size from those found in town to large estates with over 35 acres with room for horses.  The community is currently home to nearly 10 percent of the approximately 15,000 people who call Gunnison County home.  The neighborhood encompasses an area that is over 460 acres in size, with more than 30 acres designated as open or park space.

CB South has a Master Plan for the community that includes future plans to build a skate park, an expanded playground area, a larger basketball court, horseshoe pits, a new tennis court area, and a full-sized mixed use soccer field.

Crested Butte South Rules and Regulations at a Glance

Here’s a quick overview of the rules and regulations that Crested Butte South has instated:

  • No off-street parking or parking in the right of way
  • All vehicles and trailers parked on any lots must be on a an approved parking space, on an approved material (not grass) and at a minimum of ten feet from all property lines
  • No unregistered vehicles may be stored on any lot
  • No RVs or camping in RVs is permitted
  • No building of fences, garages or exterior improvements without written permission from POA and the Design Review Committee
  • Triple charges assessed for working without a permit
  • Holiday lights must be off by Feb. 14th
  • All home occupations must register with the POA office
  • No burning of construction debris
  • No overnight parking in the park or at the POA office without written permission
  • No metal or mesh-wire fences with metal t-posts are allowed
