Many people ask what is the difference between a condo and a townhome? A townhouse is a single family unit that is attached with common walls. The owner of the townhouse generally owns the land it sits on and undivided interest in the common areas/facilities that are owned by the HOA. An example of a townhouse could be a duplex, detached home or an individual unit in a large structure. All townhome owners will share the HOA costs and fees associated with any building and common areas, but it is common in the Crested Butte area for a townhome owner to have financial responsibility for the exterior of the home (decks, railings, windows, doors, roof…etc.).

The Pros and Cons

Many people enjoy living in townhomes here in Crested Butte. They like the convenience of leaving their home (lock and go) and knowing they have a property manager there to look after their home. Like stated above, there are many options when it comes to choosing what townhome is right for you. Size, price, location.

These homes are typically more affordable and could be the best choice for you if you are new to Crested Butte, downsizing or just want less responsibility when it comes to your home. If you are nervous about being a second homeowner, this would also be a great choice to “dip your toes in the water”.

Most condo and townhomes in the Crested Butte area allow both short-term and long-term rentals. This can be beneficial to some second homeowners who want to generate income when they are not using their home. This is also a consideration for those who don’t want to own a home where they may not always know who is staying next door…

There’s also the things that people don’t enjoy…like privacy. When you live in this type of home, you may want more privacy or space that the home just can’t provide. Remember that you are sharing many features and amenities, so if there is a common area with a hot tub you may be sharing with others. You won’t just be sharing amenities, but walls as well. This can definitely limit your privacy.

HOA Fees

HOA fees can be a benefit or disadvantage of a townhome. I always suggest to check out what the HOA costs and fees are for a specific townhome. Check out the quality of the home and figure out all the details before taking that next step. If the upkeep is shabby, it may be a poorly-run HOA. Some buyers complain about the high fees and “surprise” payouts.
