I have had the opportunity to represent hundreds of clients here in Crested Butte, and I have learned to tell Sellers “Don’t Forget This When Selling Your Crested Butte Home”. I send an email to my clients with the list of the utilities they need to cancel, as well as the contact info so it makes it simple. Oh this sounds so simple, but many Sellers put this off because it involves making phone calls or going on-line to discontinue service.  A few tips below.

Cancel Your Utilities

Set-up cancellation for the day of closing or in the event Closing gets delayed – you can set-up cancellation for the day after closing, or better yet – cancel the utilities. If there is a lender involved the closing may be delayed.

  • Cancel your Homeowners Insurance, don’t forget this one!
  • Cancel your Snow Removal or Landscaping Company, both of these can be hard to remember in the opposite season.
  • Contact your HOA to ensure they know you have sold. Generally the Title Company would have done this because they will pro-rate the HOA Fees.

It may be DirectTV or Dish or Spectrum Cable (was Time Warner) or Century Link Internet or other. Most people think they own their equipment – but typically it is leased as a part of the monthly subscription.

Most second homeowners are not in Crested Butte for Closing, it’s likely you won’t be either. This is a great reason that you hired that Property Manager to handle these type of tasks. If you had a property manager because you also rented out your home, you may have a VRBO.com or AirBnB.com account you want to cancel. Which brings me to my next point, you should also notify your Property Manager and inform them the home has closed and to cancel your contract.
