Prospect offers one of the finest communities in the Rockies. The relatively new subdivision has some of the best homesites still available. It provides the ability to ski right into your mountain home and be relaxing within minutes after a spectacular day of skiing on Mt. Crested Butte. You have access to both Prospect Chairlift and Goldlink Chairlift right outside your door.  Although not all lots are ski-in and ski-out, there is a blanket easement on all homesites allowing homeowners to ski across a neighbor’s lot to access their own and many groomed ski-ways providing skier access to the runs and to the lifts. The ski runs around the Prospect Lift and Gold Link Lift are primarily Blue  slopes with access to Painterboy and Green slopes. Prospect Location: Prospect is Located on the northwest side of the mountain, Prospect is only about 8 minutes away from Mt. Crested Butte Resort. From Mt. Crested Butte Resort, drive 1.3 miles heading northwest on Gothic Rd. and take a right on Prospect Dr. Stay on Prospect Dr. for about a mile and you will find Walking Deer, Kokanee, or Bear Scratch Rd. and many other streets and homesites in the Prospect Subdivision. Driving in you will instantly see the Goldlink lift on your right and after a mile – the Prospect Lift to your left. Prospect – A Special District Special Districts in Colorado are local governments (quasi-municipal corporations and political subdivisions of the State of Colorado) established to provide certain necessary public infrastructure, facilities and services to a community. These improvements and services include water, sewer, streets, drainage systems, landscaping, traffic related safety enhancements, park and recreation facilities and services, fire protection, mosquito control, and transportation improvements. There are currently over 1,800 Special Districts in Colorado providing these types of facilities and services to communities throughout the State. Reserve Metropolitan Districts No.1 & No.2 The Districts include the Prospect subdivision located primarily on the East side of the Mt. Crested Butte ski resort. A brief description of the duties of each entity is shown below; additional information for each entity is available within each section.  There have been some on-going legal wranglings between some of the homeowners and Tim & Diane Mueller (owners of CBMR) regarding these special districts – primarily around the initial debt and bond of $18M and whether the property taxes levied by the Special District can be used to pay down the debt – or if these funds must come from developer lot sales.  Additional info regarding these Districts in Prospect: Reserve Metropolitan Districts – Crested Butte Colorado District No. 1 District No. 1 is responsible for the operations of the public infrastructure, which primarily center around the roads. General operating costs of the District, including road plowing and maintenance, are funded through property taxes received from District No. 2 and Real Estate Transfer Assessment (RETA) from the North Mt. Crested Butte Property Owners Association. Water and sanitary sewer services are provided by the Mt. Crested Butte Water and Sanitation District. District No. 2 District No. 2 levies property taxes to fund both the general operations of District No. 1 as well as payments related to the debt issued by District No. 2 to finance the installation costs of the infrastructure. Prospect Key Amenities: You have the freedom of building your home as large as 8,000 square feet, and there is an architectural review committee as evident when seeing the quality of materials and construction of those luxury homes already built. Each homesite is unique – most homesites offer commanding views of the East River Valley and some capture the meandering East River that sits below. Towering above you are Elk Mountain peaks like Gothic, Bellview Avery and Whiterock. For those summer months walk out your back door to access Lower Meander and Meander hiking/biking trails for one of the most incredible scenic hikes in the Crested Butte area and access to the many trails on Mt. Crested Butte. Take part in many of the outdoor activities to do in the Crested Butte area. Although Downtown Crested Butte is 20 minutes away, you will want to enjoy some of the delicious food at some of the locally owned restaurants in Crested Butte.
